About the role

Century 21 Infinity is seeking a motivated, organised and experienced Property Manager to join our growing team in Riverstone. You will be a proactive, energetic and detail-oriented professional who takes ownership of their responsibilities, delivers exceptional customer service and can confidently manage day-to-day property management operations.

Key responsibilities

- Act as the primary point of contact for tenants and property owners, maintaining professional relationships and ensuring timely communication

- Monitor rental payments, follow up on arrears promptly and ensure effective rent collection

- Proactively track upcoming rent reviews, recommend market adjustments and issue rent increase notices within legislative requirements

- Maintain an accurate lease expiry register, initiate renewals well in advance and ensure timely completion of documentation

- Conduct regular market appraisals for the purpose of advising the owner of market movements and making recommendations for rental increases and so prospective clients can be provided with reliable and accurate management submissions

- Schedule and conduct routine, ingoing and outgoing property inspections and provide detailed reports to landlords

- Manage repair requests, obtain quotes, liaise with tradespeople and ensure maintenance is completed efficiently

- Coordinate tenant vacates, final inspections, bond matters and property handovers

- Ensure properties and tenancy procedures comply with NSW residential tenancy legislation and relevant regulations

- Maintain accurate property files, inspection reports, correspondence and tenancy records

- Take responsibility for allocated properties, ensuring deadlines,



follow-ups and outstanding matters are managed proactively

- Achieve growth in property management revenue

- Ensure the property management team complies with ethical standards and industry codes of conduct

- Provide property information and assistance to tenants as requested

- Account management of tenant and landlord activities including direct debits, Internet transfers and statement generation

- Maintain a well-groomed and businesslike appearance

Essentials:

- Minimum 1 year of experience in residential property management

- Certificate or Diploma in Real Estate, with appropriate NSW registration or licensing to perform the role

- Sound knowledge of NSW tenancy legislation and property management procedures

- Strong communication, negotiation and problem-solving skills

- Excellent organisational skills with exceptional attention to detail

- Ability to prioritise tasks, manage deadlines and work independently

- Experience using property management software will be highly regarded

- Current driver's licence preferred
