Are you an experienced Building Manager or Assistant Building Manager looking for an opportunity to take ownership of a larger residential site?

An exciting opportunity has become available for a proactive and customer-focused Building Manager to oversee a residential complex in Westmead, comprising four buildings, approximately 300 residential units and a Building Management Committee (BMC).

This role would suit someone who enjoys the operational side of Building Management, building strong relationships with residents and stakeholders, and ensuring a multi-building residential site is maintained to a high standard.

You will be the key point of contact for the site, working closely with residents, contractors, Owners Corporation representatives and service providers to ensure the smooth day-to-day operation of the complex.

About the Role As Building Manager, you will take responsibility for the day-to-day operations and presentation of the site, coordinating maintenance, managing contractors and ensuring a positive experience for residents across the complex.

Your responsibilities will include:

- Managing the day-to-day operations of a residential complex comprising four buildings and approximately 300 units.
- Coordinating building operations and maintenance across the site.
- Acting as the key point of contact for residents, contractors and stakeholders.
- Building positive relationships with residents, Owners Corporation representatives and the BMC.
- Responding to resident enquiries and resolving issues professionally.
- Coordinating preventative and reactive maintenance activities.




- Conducting regular inspections of common areas, facilities and building infrastructure.
- Identifying maintenance issues and coordinating appropriate solutions.
- Managing contractors, trades and service providers.
- Obtaining quotations, coordinating repair works and monitoring contractor performance.
- Supporting essential services, compliance requirements and building safety.
- Maintaining accurate building records, reports and documentation.
- Assisting with building improvement initiatives and maintaining high presentation standards across the complex.

About You We are looking for someone who takes pride in the buildings they manage, is confident overseeing a busy residential environment and enjoys creating a positive experience for residents.

You will ideally have:

- Previous experience in Building Management, Assistant Building Management or a similar property or facilities role.
- Experience within residential apartment buildings or strata environments.
- Exposure to multi-building complexes and/or Building Management Committees (BMCs).
- Strong communication and interpersonal skills.
- Confidence managing contractors, trades and service providers.
- Experience coordinating maintenance, repairs and building inspections.
- A proactive approach to problem-solving and resolving resident issues.




- Strong organisational skills and attention to detail.
- The ability to work independently, prioritise competing demands and take ownership of the site.
- A professional, approachable and customer-focused manner.

Experience working with Owners Corporations, strata committees, BMCs and building management systems will be highly regarded.
