About Anchor Homes

Anchor Homes has designed and built modular homes since 2005. We build in our own factory in Stratford, design with our in-house registered architect, and deliver homes for residential clients, land lease communities and commercial customers across Victoria and New South Wales.

Modular is having its moment. Governments across Australia are now backing factory-built housing as a faster way to tackle the housing shortage. We’ve been doing it for over 20 years, and we’re growing with it.

The role

Everything between a client signing a pre-construction agreement and signing a building contract happens in pre-construction. You’ll own that whole stage, and lead the people who deliver it.

Reporting to the Managing Director, you’ll lead our Pre-Construction Managers, Design Team Leader, estimators, Planning and Building Approval Coordinator, Commercial Pre-Construction Coordinator and Pre-Construction Administrator.

You’ll:

- deliver the monthly contract signing target, and own the weekly forecast that drives the company’s financial plan

- know every live project in detail, spot stalled projects early and move them forward

- lead design through the Design Team Leader, and challenge anything over budget, inefficient or hard to build in modules

- own estimating and protect margin before contract

- oversee planning and building approvals across Victoria and NSW

- review and approve contracts, and coach your team to draft and close their own

- make sure every client is well looked after from first agreement to after handover

- personally run around six projects, usually the most complex in the pipeline.





It’s a hands-on leadership role. You’ll run the daily huddle, the weekly workflow meeting and weekly one-on-ones, and build a team that makes good decisions without waiting on you.

About you

- Proven experience leading a residential pre-construction, design or contracts team

- Strong technical building knowledge, with the ability to read and challenge a full drawing set

- Working knowledge of the NCC, and of domestic building contracts and council planning in Victoria and NSW

- A clear understanding of how design choices drive cost, build time and margin

- Experience preparing building contracts, presenting final pricing and managing variations

- Modular or prefab experience, or a trade or building qualification, is a plus
