Business Development Manager – Commercial Construction
Our client is an established and highly regarded Sydney commercial builder with a growing reputation for delivering quality Fit Out and Heavy Refurbishment projects.
With a strong pipeline, proven delivery capability and an ambitious leadership team, the business is entering an important stage of its growth, continuing to strengthen its position in the Tier 2 construction market.
What makes this opportunity particularly interesting is the genuine appetite for growth. The Managing Director and leadership team have built a successful business and are now looking for the right person to help take it further.
They are seeking an experienced Business Development Manager who knows the Sydney construction market, has established relationships and can identify opportunities that others may not see.
This is a business with the ambition to grow and the delivery capability to support it. What they need now is someone who can help open the right doors.
The Opportunity
Imagine having the relationships, experience and market knowledge to win work, and joining a builder that genuinely wants to back you in doing it.
Reporting directly to the Managing Director, you will take ownership of identifying, developing and converting new business opportunities across the Sydney commercial construction market.
The focus is predominantly Fit Out and Heavy Refurbishment, including projects in live and occupied environments, with values up to $20m+.
Target sectors include hospitality, hotels, government, defence, aged care and education. However, the business is equally interested in the relationships and opportunities you may bring from other commercial sectors.
This is not a role centred around responding to tender invitations or simply increasing bid numbers.
It's about getting in front of the right people, building trust early, identifying opportunities before they reach the wider market and helping turn those relationships into projects.
You will have the autonomy to develop your own approach, the support of an experienced leadership team and the opportunity to make a genuine impact on the business.
Key responsibilities include:
- Identifying and developing new commercial construction opportunities across Sydney
- Leveraging established relationships with clients, consultants, developers, asset owners and key decision-makers
- Introducing the business to current clients, sectors and project opportunities
- Building relationships early in the project lifecycle, well before formal tender processes
- Developing a quality pipeline of Fit Out and Heavy Refurbishment projects valued up to $20m+
- Working closely with the Managing Director to identify and pursue strategic growth opportunities
- Strengthening relationships with existing clients and developing repeat business
- Providing valuable market intelligence around upcoming projects, clients and industry activity
- Representing the business at client meetings, presentations and industry events
- Contributing to the broader business development and marketing strategy
What We're Looking For
We are specifically interested in speaking with experienced Business Development Managers who have worked within Tier 1, Tier 2 or Tier 3 commercial building head contractors.
You understand how construction opportunities are created and won. You know the importance of relationships, timing, credibility and being involved in the conversation before a project reaches tender.
More importantly, you have the confidence and connections to make those conversations happen.
The successful candidate will ideally bring:
- Proven business development experience within a commercial building head contractor
- An established network across the Sydney construction and property market
- Robust relationships with clients, consultants, developers, asset owners or other key decision-makers
- Experience generating and converting new construction opportunities
- An understanding of Fit Out, Heavy Refurbishment and commercial construction delivery
- The ability to identify opportunities early and develop relationships into genuine project pipelines
- Strong commercial awareness and the judgement to pursue the right projects
- Confidence dealing directly with business owners, directors and senior executives
- A proactive, relationship-driven approach to business development
- The ability to work independently while contributing to the wider leadership team
- Experience across hospitality, government, defence, aged care or education would be particularly attractive, although we are equally interested in candidates who can introduce the business to other commercial mark
