Lime Automation is looking for an experienced Project Manager or Project Engineer with a background in HVAC, mechanical services, building automation, controls, BMS, electrical controls or a related technical field.

You may already be managing projects, or you may be an experienced engineer, estimator, commissioning specialist or site-based professional ready to move into a broader project management role.

The key thing we are looking for is someone who understands technical building systems, can prepare and review project estimates, manage people and priorities, communicate well with customers and contractors, and take ownership of getting projects completed properly.

About the Role

This is a hands-on role covering both estimating and project management. You will review project requirements, drawings and specifications, prepare estimates and quotations, and then take responsibility for coordinating successful projects from planning through to commissioning, handover and completion.

You will work closely with engineers, technicians, subcontractors, suppliers, mechanical contractors, builders, consultants and customers.

You do not need to be a BMS specialist from day one.

If you have a strong background in HVAC, mechanical services, building services, controls or another related technical area and understand how projects are estimated and delivered, we can support you in developing the building automation side of the role.

You will also have experienced technical resources around you, so you will not be expected to personally undertake every part of the design, programming or commissioning.

What You'll Be Doing

- Review drawings, specifications, scopes and tender documentation.




- Prepare project estimates, labour allowances, material requirements and quotations.
- Obtain and review supplier and subcontractor pricing.
- Develop project scopes and identify inclusions, exclusions and potential commercial risks.
- Assist with tender submissions and customer quotation discussions.
- Manage successful projects from planning through to completion.
- Coordinate engineering, equipment selection, control requirements, installation, programming and commissioning activities.
- Work closely with engineers, technicians, suppliers and subcontractors.
- Plan project schedules, labour requirements, milestones and site activities.
- Monitor project budgets, estimated versus actual labour, variations, progress claims and margins.
- Identify opportunities and risks early and take action to keep projects commercially and operationally on track.
- Work directly with customers, builders, mechanical contractors and consultants.
- Make sure materials, documentation and site requirements are organised properly.
- Coordinate commissioning, defects, outstanding works and final close-out.
- Maintain strong customer relationships throughout the project.
- Take ownership and keep projects moving.

What We're Looking For

Ideally, you will have:
- Experience estimating and/or delivering technical projects.
- The ability to read drawings, specifications and project scopes.
- A practical understanding of HVAC, mechanical systems, controls or building services.
- Experience preparing estimates, quotations or tender submissions.
- Experience working with contractors, consultants, engineers and site teams.
- Strong project planning and coordination skills.
- Confidence dealing directly with customers.
- Good commercial awareness,



including labour costs, materials, variations and project margins.
- The ability to manage several projects and competing priorities.
- Strong communication and problem-solving skills.
- A willingness to take responsibility and see projects through to completion.

Experience with Siemens, Honeywell, Optergy or other building automation platforms would be highly regarded, but is not essential.
