Building & Body Corporate Manager, New Luxury Residential, Gold Coast, to 130K+S

Our client is a well-backed property group with a growing management rights portfolio, with an ethos around strong team culture.

They’re looking for an experienced Building Manager to take full ownership of a current premium residential asset on the Gold Coast.

This role is not a caretaker position. You’ll be fully accountable for the body corporate budget, the contractors and the maintenance operation. You’ll also report directly to senior leadership.

What you’ll be doing
Building, forecasting and defending body corporate budgets, and reporting to body corporate committees
Managing tier-one contractors and holding the line on quality and finish standards
Leading forward maintenance and capital planning for a young, well-built asset as it moves into its next stage
Leading and mentoring the on-site maintenance and cleaning teams




Managing insurance claims and incidents quickly and properly

What you’ll bring
5+ years as a Building Manager in luxury or premium residential (hotel or engineering exposure is a plus)
A proven record of owning body corporate budgets. You’ll need to show how you’ve built and defended them.
Strong hands-on maintenance and building services knowledge
The confidence to push back diplomatically on owners and committees
Energy and ambition. As the portfolio grows, there’s a transparent path into a senior, multi-building role.

What’s on offer
A salary range of between 110K - 130K+Super, depending on experience.
Monday to Friday, office hours, with some flexibility
