Building & Body Corporate Manager, New Luxury Residential, Gold Coast, to 130K+SOur client is a well-backed property group with a growing management rights portfolio, with an ethos around strong team culture.They're looking for an experienced Building Manager to take full ownership of a new premium residential asset on the Gold Coast.This role is not a caretaker position.
You'll be fully accountable for the body corporate budget, the contractors and the maintenance operation.
You'll also report directly to senior leadership.What you'll be doingBuilding, forecasting and defending body corporate budgets, and reporting to body corporate committeesManaging tier-one contractors and holding the line on quality and finish standardsLeading forward maintenance and capital planning for a young,



well-built asset as it moves into its next stageLeading and mentoring the on-site maintenance and cleaning teamsManaging insurance claims and incidents quickly and properlyWhat you'll bring5+ years as a Building Manager in luxury or premium residential (hotel or engineering exposure is a plus)A proven record of owning body corporate budgets.
You'll need to show how you've built and defended them.Strong hands-on maintenance and building services knowledgeThe confidence to push back diplomatically on owners and committeesEnergy and ambition.
