This is an in-house leadership role suited to an experienced architect or building designer who can manage design development, coordinate consultants, lead documentation, and support projects through approvals and construction.

You will work closely with the development and construction teams, external consultants, builders, and modular construction suppliers to deliver practical, compliant, and high-quality residential developments.

Key Responsibilities

- Take ownership of and complete the construction documentation for the apartment development, progressing it through Building Approval and issuing documentation for construction.
- Provide construction-phase services, including responding to site queries, reviewing shop drawings, conducting site inspections, and coordinating the close-out of approval conditions.
- Lead concept design and Development Applications for new apartment and townhouse sites.
- Prepare Building Approval submissions and construction documentation for townhouse developments.
- Coordinate structural, civil, hydraulic, fire, and landscape consultants to ensure integrated design outcomes.
- Work closely with the builder and modular construction manufacturer to coordinate design requirements and construction interfaces.
- Direct and manage documentation support staff and outsourced drafting resources to maintain quality, accuracy, and project timelines.
- Ensure designs and documentation comply with relevant planning requirements, the National Construction Code (NCC), and applicable building regulations and standards.

Skills and Experience

- Registration with the Board of Architects of Queensland or a QBCC Building Design – Open licence.
- Minimum 8 years of experience in multi-residential projects,



including at least one high-rise apartment building taken from construction documentation through to construction.
- Experience with townhouse and medium-density residential developments under South East Queensland planning schemes.
- Strong working knowledge of the National Construction Code (NCC), particularly fire compartmentation, fire safety, and accessibility requirements.
- Proficiency in Revit and AutoCAD.
- Demonstrated experience in consultant coordination, construction documentation, building approvals, and construction-phase support.
- Strong organisational, communication, and project coordination skills, with the ability to manage multiple projects and deadlines.
- Experience with modular construction, prefabrication, or design-for-manufacture and assembly (DFMA) will be highly regarded.
