Management Rights Couple – Corporate Apartment Hotel | Brisbane

Belise Apartments is seeking an experienced, commercially focused Management Couple to oversee

the operations of an established corporate apartment hotel located in Brisbane’s inner-city

The property services a diverse market, including corporate travellers, government and business

clients, extended-stay guests and leisure visitors, alongside a permanent residential community.

This opportunity is ideally suited to an established management rights couple with complementary

skills in accommodation operations, revenue management, building caretaking and stakeholder

relations.

The successful applicants will demonstrate strong commercial acumen, operational leadership and a

commitment to maintaining high standards of service, presentation and financial performance.

Key Responsibilities

Accommodation Operations & Revenue Management

- Oversee the day-to-day operations of the accommodation business, including reservations, reception, guest services and housekeeping.
- Monitor occupancy, average daily rate (ADR), revenue per available room (RevPAR) and overall
- Implement revenue management strategies to optimise occupancy, room yield and profitability.
- Develop and maintain corporate, government and extended‑stay accommodation relationships.
- Manage staffing requirements, rosters, operational expenditure and supplier arrangements.
- Maintain consistent service delivery, guest satisfaction and accommodation presentation standards.
- Prepare regular operational and financial performance reports.

Building Management & Caretaking





- Oversee the delivery of caretaking services in accordance with the property’s contractual obligations.
- Maintain presentation standards across common property, facilities and shared amenities.
- Coordinate preventative maintenance programs, routine repairs and contractor services.
- Monitor building systems, security arrangements and scheduled maintenance requirements.
- Coordinate approved maintenance works and maintain appropriate records and reporting.
- Liaise professionally with the body corporate committee, strata manager and relevant service providers.

Letting Pool & Stakeholder Management

- Maintain professional relationships with apartment owners and other key stakeholders.
- Oversee the presentation, maintenance and operational readiness of apartments within the letting pool.
- Coordinate owner communications, maintenance requirements and refurbishment recommendations.
- Support the administration of permanent letting arrangements where applicable.
- Identify opportunities to strengthen letting pool participation, accommodation performance and owner returns.

Business Administration & Performance

- Monitor operational expenditure and implement effective cost management measures.
- Maintain accurate business records, operational reporting and administrative processes.
- Ensure relevant licensing,



regulatory and operational requirements are appropriately managed.
- Identify opportunities for operational efficiencies, service improvements and sustainable business growth.
