Avani Cypress Lakes Resort is seeking an experienced Strata Financial Administrator to join the team on a fixed-term contract from December 2026 to March 2027.
Reporting to the Facilities Manager, this role plays a critical part in the smooth financial and operational management of the Resort's Community Association (CA). This position is ideal for a highly organised and detail-oriented professional who enjoys working with budgets, stakeholders, contractors and compliance requirements within a agile resort environment.
As the Strata Financial Administrator, you will be responsible for the end-to-end financial administration of the Community Association, ensuring compliance with relevant legislation, agreements and reporting requirements while supporting strong relationships with strata plan owners.
Key Responsibilities
- Manage Community Association budgets, including Administrative and Sinking Funds, with detailed reporting by strata plan.
- Prepare and deliver accurate financial reports, forecasts and budget analyses.
- Track and report maintenance and capital works expenditure for monthly certification.
- Maintain asset registers, service schedules and property documentation.
- Coordinate utility readings and invoicing across strata plans.
- Support the General Manager and Facilities Manager in preparation for Community Association meetings.
- Manage contractor engagement, quotations, invoicing and approval processes.
- Coordinate work orders and maintenance requests across the resort.
- Ensure compliance with the Resort Operator Agreement, Strata legislation and reporting obligations.
- Assist with general strata administration, special projects and process improvement initiatives as required.
