You'll have end-to-end responsibility for the onsite property management operation, including:

- Managing enquiries, applications, leasing, and tenant onboarding

- Conducting thorough routine, entry, and exit inspections

- Overseeing proactive lease renewals and smooth vacate processes

- Handling rent arrears and portfolio financial administration

- Coordinating day-to-day maintenance and specialized contractors

- Ensuring absolute compliance with RTA documentation and tenancy laws

- Maintaining clear, professional communication with owners, tenants, and owner-occupiers

- Monitoring by-law compliance and managing dispute resolution efficiently

- Liaising on Body Corporate and building matters, including scheduling remediation work

- Overseeing WHS requirements and drafting comprehensive Building Manager reports

You will have the full authority to manage day-to-day operations and resolve matters independently, with the reassurance that executive support is readily available for complex escalations.

About You
This role is ideal for an accomplished onsite Property Manager who understands the dynamics of running a standalone office, balancing competing priorities, and keeping a portfolio perfectly under control. You thrive when working independently, maintain a highly disciplined diary, and take immense pride in thorough follow-through and prompt resolution.

Your Experience & Qualifications

- 3+ years of Senior Property Management experience in Queensland, demonstrating end-to-end portfolio control

- Prior experience in onsite property management or management rights

- Current Queensland Real Estate Registration

- Current driver's licence and reliable transport

- Demonstrated tech proficiency using PropertyMe, Reapit Letting, Realworks digital signing, and Microsoft Office
