About The Role
We are seeking an experienced Loan Writer to manage residential mortgage applications from initial assessment through to settlement.
This is a hands-on, file ownership role that goes beyond data entry. You will work closely with the mortgage broker to assess client financial information, determine suitable lending options, prepare high-quality credit applications, and manage each file through the lender's approval and settlement process.
The ideal candidate has strong knowledge of residential lending policies, experience working with a broad panel of lenders, and the ability to manage multiple applications while maintaining accuracy, compliance, and clear communication with clients and stakeholders.
Key Responsibilities:
- Assess client income, liabilities, financial documents, and supporting information to determine borrowing capacity and loan suitability.
- Perform servicing calculations and scenario modelling using lender calculators.
- Research lender credit policies and collaborate with the broker to identify suitable lenders and loan structures for each client.
- Prepare and lodge complete, accurate, and well-documented loan applications through ApplyOnline (AOL), minimizing lender queries and rework.
- Manage applications throughout the entire lending process, including submission, assessment, valuation, approval, loan documentation, and settlement.
- Respond promptly to Missing Information Requests (MIRs) and lender conditions, escalating issues when necessary.
- Coordinate with lenders, valuers, solicitors, settlement agents, clients, and referrers to ensure timely progression of applications.
- Monitor the loan pipeline, track milestones, identify potential delays, and proactively address issues that may affect settlement.
- Follow up with clients to obtain outstanding documents and provide regular updates to clients, brokers, and referrers.
- Identify documentation gaps, credit risks, and potential lending issues early,
recommending practical solutions before they become obstacles.
- Maintain accurate records and ensure compliance with the National Consumer Credit Protection (NCCP) Act, lender requirements, and internal procedures.
- Use MyCRM, ApplyOnline, and lender platforms to maintain complete and up-to-date application records.
- Prepare loan comparisons and internal client summaries to support broker proposals, recommendations, and application strategies.
Qualifications and Experience
- 2–3 years of experience in residential loan writing, mortgage broking support, or a closely related lending role.
- Demonstrated experience preparing and lodging residential mortgage applications across a broad lender panel, including major banks, non-bank lenders, and specialist lenders.
- Working knowledge of residential lending criteria and the ability to interpret and apply lender credit policies.
- Proven ability to manage loan applications from submission through to settlement, including responding to MIRs, satisfying lender conditions, and escalating applications when required.
- Proficiency in lender servicing calculators, broker portals, and mortgage application systems.
- Essential: Hands-on experience with MyCRM and ApplyOnline (AOL).
- Strong written communication skills, with the ability to prepare transparent, accurate, and comprehensive credit submissions.
- Excellent attention to detail and the ability to manage multiple active loan applications simultaneously.
- Strong organizational, time-management, problem-solving, and stakeholder management skills.
- Ability to work independently, take ownership of files, and proactively manage competing priorities.
Highly Desirable
- Certificate IV in Finance and Mortgage Broking or Diploma of Finance and Mortgage Broking Management.
- Experience with self-employed and Alternative Documentation (Alt Doc) loan applications.
- Ability to review company financial statements, business tax returns, and trust structures.
- Exposure to Self-Managed Super Fund (SMSF) lending and non-bank lending products.
