Our client is a well-backed property group with a growing management rights portfolio, with an ethos around strong team culture.

They’re looking for an experienced Building Manager to take full ownership of a recent premium residential asset on the Gold Coast.

This role is not a caretaker position. You’ll be fully accountable for the body corporate budget, the contractors and the maintenance operation. You’ll also report directly to senior leadership.

What you’ll be doing

- Building, forecasting and defending body corporate budgets, and reporting to body corporate committees
- Managing tier-one contractors and holding the line on quality and finish standards
- Leading forward maintenance and capital planning for a young, well-built asset as it moves into its next stage
- Leading and mentoring the on-site maintenance and cleaning teams
- Managing insurance claims and incidents quickly and properly





What you’ll bring

- 5+ years as a Building Manager in luxury or premium residential (hotel or engineering exposure is a plus)
- A proven record of owning body corporate budgets. You’ll need to show how you’ve built and defended them.
- Strong hands-on maintenance and building services knowledge
- The confidence to push back diplomatically on owners and committees
- Energy and ambition. As the portfolio grows, there’s a clear path into a senior, multi-building role.

What’s on offer

- A salary range of between 110K - 130K+Super, depending on experience.
- Monday to Friday, office hours, with some flexibility
