Leasing Manager – Build-to-Rent & Co-Living

UKO is seeking a motivated, commercially minded Leasing Manager to drive leasing performance across a cluster of Sydney properties. This is a hands‑on, results‑focused role where you will take ownership of the leasing journey, from initial enquiry through to move‑in, with accountability for occupancy, leasing conversions and rental revenue outcomes. You will work closely with onsite teams, marketing and portfolio leadership to maximise leasing opportunities, minimise vacancy and deliver an exceptional customer experience.

Key responsibilities

- Drive leasing and occupancy targets across the cluster, taking ownership of leasing activity, conversion rates and speed-to-lease
- Manage enquiries, conduct inspections, progress applications, negotiate lease terms and coordinate a seamless move‑in experience
- Maintain a strong understanding of apartment availability, rental pricing and incentives to support rental revenue targets and minimise vacancy
- Proactively manage enquiries, lead follow‑ups and applications, ensuring every opportunity is progressed through to conversion
- Build relationships with local businesses, relocation agents and corporate partners to develop additional enquiry channels
- Confidently showcase apartments, amenities and lifestyle offering, ensuring every interaction reflects UKO's service standards
- Track leasing activity, conversion rates and competitor pricing, providing insights and recommendations to improve results
- Work closely with Community Managers on upcoming vacancies, apartment presentation, renewals and leasing priorities
- Ensure timely updates across leasing systems, with accurate reporting, documentation and compliance throughout the leasing process

About you

- At least 2–3 years of experience in residential leasing, Build-to-Rent, co‑living,



purpose‑built student accommodation or a target‑driven sales environment
- A proven track record of generating leads, converting enquiries and achieving leasing or sales targets
- Strong commercial awareness, with an understanding of rental pricing, occupancy and leasing performance
- Confidence conducting inspections, negotiating lease terms and managing the end‑to‑end leasing process
- Excellent communication, presentation and relationship‑building skills
- A proactive, organised approach to managing multiple leasing pipelines and competing priorities
- Confidence using customer relationship management systems and interpreting leasing performance data
- A current NSW Certificate of Registration or Real Estate Licence, or willingness to obtain one with UKO's support
