Pillar & Stone Property Group is seeking a Property Manager to join our growing Sunshine Coast team.
Where most property management jobs will hand you a rent roll scattered from one end of the region to the other this one doesn't. Every property you'll manage sits inside a small number of buildings, close together. Park once. Do your inspections. Walk back to your desk.
Admin is handled for you. Gain hours back in your day where you can focus on what the role is actually about: strong relationships with owners and residents, support building management outcomes, and spotting future property management and sales opportunities.
Why we're hiring
We're growing. Our portfolio is concentrated across a handful of buildings, we cap what any one property manager carries and we have a growth strategy of bringing in new buildings with the right people with us from day 1.
What we take off your plate
We've been rebuilding how Pillar & Stone Property Group runs, and most of that work has been about removing things from the property manager's week:
- The administration. A dedicated offshore administration team prepares your day. Entry notices, scheduling inspections, assembling reports, chasing outstanding quotes and documents, logging and escalating maintenance, running your reminders. You make the decisions and have the conversations. They do the paperwork. Your dashboard is a tick and flick on what needs to be actioned day by day.
- Maintenance run around. We employ onsite caretakers who inspect, scope and finalise Building maintenance. As this role encompasses an aspect of Building Management we handle as much of the run around for you as we can.
- After hours. A 24/7 call centre takes after-hours calls and dispatches contractors.
Escalation is a defined arrangement.
About the Portfolio
You will manage a defined portfolio of around 120 properties, and the owner relationships within specific buildings. We allocate on workload rather than a headline number. The buildings are up-to-date, so you're not spending your week on failing hot water systems from more than 15 years ago.
What the role actually is
You're the licensed property manager for your portfolio, and you're also the person the building knows. Owners, residents and committee members work with you rather than with a different individual for different issues every month.
That's the real advantage once you're in it. You're not cold-calling for business you're the person who already knows everyone in the building, so when an owner decides to lease out or sell you hear it first and benefit when the business benefits.
What it isn't: a role where you're expected to prospect, cold-call or carry any development targets. Someone else does that. Your job is to manage well and pass on what you hear.
This will suit you if
- You've managed a residential portfolio for 2 years or more and you're good at the relationship part, not just the process
- You would rather own a defined patch properly and own it than run at 160 properties without ownership of any of it
- You're comfortable in front of owners and tenants and you would rather resolve something immediately then escalate it
- You want the admin gone so you can do the work you're actually licensed for
- You're willing to speak up and have a hand in change if something doesn't work
It won't suit you if
- You want to work entirely from home. We do have onsite presence in the buildings and that's the point of it
- You'd rather keep your head down and avoid owners or tenants
- You don't like having hard conversations or taking immediate action
- You just want everything to be done for you without being involved
What you'll need
- A current QLD real estate licence. If you only have a registration certificate that's ok just let us know we can work with you to get you fully licenced.
- Solid residential property management experience and a working knowledge of Queensland tenancy legislation
- Experience in or willingness to learn and understand how building management works alongside property management
- Confidence working alongside an admin team while owning the owner and tenant relationships yourself
What we're offering
- $75,000 to $90,000 plus superannuation depending on experience
- A capped, walkable portfolio with genuine admin and onsite support behind it
- A path to leadership positions within the business if you're keen on career growth
- A close knit team with leadership whose job is removing obstacles from your day
How to apply
Please apply through SEEK. A cover letter is genuinely optional but appreciated and if you would like to tell us the one thing about property management you would prefer to never have to do again we'll read it with interest.
