Raine & Horne Ascot Vale is seeking an experienced, motivated and enthusiastic Property Manager to join our established team in the heart of Ascot Vale. Located on vibrant Union Road, our office has built a strong reputation for professional service, long-standing client relationships and extensive local market knowledge.
This is an excellent opportunity for a capable Property Manager looking to take ownership of an established and manageable residential portfolio of approximately 180 properties, within a supportive and experienced team.

The Role
You will be responsible for the day-to-day management of an established residential portfolio, including:
- Managing approximately 180 residential properties
- Building and maintaining strong relationships with rental providers and renters
- Conducting routine inspections, entry and exit inspections
- Coordinating repairs, maintenance and contractor appointments
- Managing rental arrears, rent reviews and lease renewals
- Handling leasing matters, applications and tenancy enquiries
- Ensuring compliance with Victorian residential tenancy legislation
- Resolving tenancy matters professionally and efficiently
- Providing exceptional customer service and communication
About You
We are looking for someone who takes pride in their work, is well organised and enjoys building lasting relationships. The successful applicant will ideally have:
- A minimum of 2 years' residential property management experience
- A sound understanding of Victorian rental legislation
- Strong communication, negotiation and problem-solving skills
- Excellent organisational skills and attention to detail
- The ability to independently manage a residential portfolio
- A professional, positive and proactive attitude
- A current Agent's Representative Certificate or appropriate Victorian real estate qualification
- A current driver's licence
- Experience with Property Tree, Inspection Express and Inspect Real Estate would be advantageous
