- Own the performance and growth of Eureka’s rapidly expanding Evera and Escapes portfolios
- Lead a national mixed-use portfolio spanning residential communities, tourism and short-stay accommodation

Are you a commercially driven operational leader who knows how to run a business while building the infrastructure it needs to scale?

Eureka is entering a significant period of growth across our All-Age Communities portfolio, and we’re looking for an experienced General Manager to lead it.

This is a maternity leave contract with responsibility for the performance, people, operating model and growth of our Evera and Escapes portfolios. While there may be opportunities for ongoing employment with Eureka beyond the contract period, permanency would be in another position, not this role .

Why Eureka?

Eureka Group Holdings (Eureka Villages) is an ASX-listed organisation redefining community living in Australia. We provide comfortable, affordable and authentic places for living that foster stability, connection and belonging.

Our Evera portfolio provides all-age rental communities, while Escapes provides tourism and short-stay accommodation. Many of our communities operate both revenue streams concurrently, creating a genuinely mixed-use operating environment.

All-Age Communities is Eureka’s highest-growth segment , with the portfolio expected to grow from 17 communities today to 24 by FY28 and 45 by FY31. This growth will come through both acquisitions and staged development, creating an opportunity to build an operating platform capable of supporting significant scale.

Our values guide how we work: Putting People First, Embracing the Challenge, Committing and Following Up, Acting with Purpose, and Building Belonging.

What’s the role?

Reporting directly to the Chief Executive Officer , you’ll own the Evera and Escapes portfolios end-to-end, including their P&L;, operating model, people and growth .

You’ll lead through a team of Regional Managers across a geographically dispersed national portfolio, ensuring our current communities perform to plan while building the operational infrastructure needed to successfully absorb future growth.

Your key priorities will include:

- Own portfolio performance and P&L; , driving occupancy, rental growth, tourism and short-stay revenue, pricing, yield, margin and cost performance across both revenue streams.
- Build and embed a scalable operating model , standardising how communities are staffed, administered, measured and supported while creating the operational and administrative infrastructure required for future growth.
- Lead growth through acquisition and development , including operational due diligence, 30/60/90-day integration, post-acquisition stabilisation and activation of new development releases while communities continue trading.
- Lead mixed-use commercial operations , balancing permanent rental, tourism and short-stay accommodation while protecting the experience of residents and guests.
- Build leadership capability and accountability , developing Regional and Community Managers, strengthening succession and creating a high-performing culture across a dispersed national workforce.
- Partner closely with Finance, Development, Capital Transactions, Sales & Marketing, People & Culture, Safety and Technology to ensure growth is commercially sustainable and operationally executable.

You’ll also provide clear insight to our executive leadership and Board , reporting on portfolio performance, growth delivery, risk and outlook.

What’s in it for you?

- $210,000 – $250,000 + superannuation + 20% STI , depending on experience.
- An approximately 18-month fixed-term maternity leave contract .
- Ownership of Eureka’s highest-growth operating segment during a significant period of expansion.
- Genuine scope to design and build , rather than simply inherit and maintain an established operating model.
- Direct exposure to our CEO, Board and senior leadership team within an ASX-listed organisation.
- The opportunity to influence how a national portfolio scales across acquisitions, development, residential communities and tourism.

What’s it like working for Eureka?

Eureka is growing quickly, and this role sits at the centre of that growth.

Our All-Age portfolio is expected to more than double over the coming years. Acquired communities bring different systems, processes and operating practices that need to be stabilised and integrated. At the same time, new communities and stock are being progressively developed and activated while existing sites continue trading.

That means this isn’t a role for someone looking to simply maintain an established operating environment.

You’ll be expected to run today’s business while building tomorrow’s , creating greater consistency, capability and commercial discipline without losing sight of the residents and guests who experience our communities every day.

About You

- Demonstrated senior marketing leadership experience within engineering, professional services, consulting or a comparable B2B environment.
- Proven success developing and executing brand, marketing and communications strategies that deliver measurable business outcomes.
- Strong experience working with CEOs, executives and senior stakeholders to influence organisational direction and growth.
- Exceptional communication, storytelling and content development skills, with the ability to translate complex technical information into engaging market-facing content.
- Robust capability across digital marketing, website management, social media, content planning and campaign delivery.
- A proactive, commercially focused leader who combines strategic thinking with hands-on execution.

Why ACOR?

Joining ACOR means becoming part of a successful, employee-owned business where your contribution genuinely influences the future of the company. As a growing national consultancy, we bring together deep technical expertise, strong client relationships and a culture of collaboration across Australia.

You'll have the opportunity to:

- Lead the marketing and brand strategy for a respected and growing national consultancy.
- Partner directly with the CEO and Executive Team to influence business growth and market positioning.
- Shape how ACOR is represented to clients, industry partners, future employees and key stakeholders.
- Drive initiatives that have a visible and lasting impact on brand, reputation and business performance.
- Be part of an employee-owned company, offering pathways to ownership and the opportunity to share in the success you help create.
- Be part of a cooperative culture where your ideas, creativity and leadership will make a difference.

If you're looking for an opportunity to shape a recognised national brand, influence business growth and make a significant impact within a growing employee-owned consultancy, we'd welcome your application.
