Commercial Property Manager | $100,000-$130,000 + Super

Take ownership of a diverse commercial portfolio and help grow the business. An prospect for an experienced Commercial Property Manager to join an established, hands-on team managing a diverse portfolio across office, retail and industrial assets.

This role offers genuine autonomy, direct access to the business owner and the opportunity to contribute to portfolio growth, including leasing and new business opportunities.

The Opportunity

You will manage a small mixed portfolio across the Gold Coast, working closely with the business owner, an assistant and dedicated commercial accounts support.

Responsibilities will include:

- Managing the day-to-day operations of a diverse commercial property portfolio.
- Building strong relationships with landlords, tenants and key stakeholders.
- Managing lease administration, rent reviews, lease renewals and options.
- Coordinating maintenance, contractors and property compliance.
- Monitoring arrears, outgoings and lease obligations.
- Managing leasing activities, from tenant enquiries through to lease negotiations and completion.
- Identifying opportunities to grow the portfolio and develop new business relationships.




- Providing proactive communication and reporting to property owners.

About You

- Previous experience in commercial property management is essential.
- Strong understanding of commercial leases, rent reviews, outgoings and lease administration.
- Experience across office, retail and/or industrial assets.
- Confident managing landlord and tenant relationships independently.
- Leasing experience and the ability to identify commercial opportunities.
- Organised, commercially minded and proactive in your approach.
- Interested in contributing to the growth of a business, rather than simply maintaining an existing portfolio.
