Are you an experienced Residential Site Manager with a track record of delivering high-quality homes in a volume-building environment? Join our Cotswold Hills community in Toowoomba and play a key role in bringing luxury over-50s living to life.

QA Build is the powerhouse behind the construction of GemLife communities. With a commitment to excellence and efficiency, QA Build is shaping the future of luxury living and vibrant communities for the over-50s. Our expert teams deliver quality-built villas for our resort developments, achieving impressive build times of just 16 weeks.

Our Cotswold Hills community will feature 205 homes and offers approximately 2.5 years of work on the one site, with additional neighbouring developments providing a further 5 years of future opportunities in the region. You'll work alongside an experienced Area Construction Manager with more than 10 years at GemLife, bringing extensive operational knowledge and strong relationships with local trades and suppliers.

You will be responsible for running the site, managing Plant Operators, Labourers and Contractors to deliver homes on time to the highest standards of quality and safety.

The ideal candidate is a confident leader who makes sound decisions, communicates effectively and identifies issues early. Experience managing multiple homes in various stages of construction within a production or volume building environment is highly desirable.

You'll be supported by a dedicated Head Office team including Estimating, Drafting and Building Administration, as well as an in office Business Development Manager who assists with trade engagement and resourcing.



This allows you to focus on delivering quality homes within our proven 16-week build program.

Essential Requirements

- QBCC Supervisor Licence
- Residential construction experience
- Trade background (carpentry preferred)
- White Card and Driver Licence
- Strong understanding of WHS requirements
- Experience leading residential construction teams
- Competent IT skills, ideally with exposure to Onsite Companion
