strong leadership and commitment to providing our team members with the resources and opportunities to succeed.As our commercial portfolio continues to grow, we are seeking the right person to become an integral part of this exciting next chapter.ABOUT THE ROLEWe are looking for an experienced and proactive Commercial Property Manager to oversee the day-to-day management of our commercial rent roll.Unlike traditional residential property management positions, this role will focus exclusively on commercial properties, allowing you to specialise in commercial asset management and build long‐term relationships with commercial landlords and tenants.Working closely with our Directors, you will be responsible for ensuring the portfolio is managed efficiently, professionally and with a strong focus on client satisfaction and asset performance.Key responsibilities include:Managing a portfolio of commercial propertiesMaintaining strong relationships with commercial landlords and tenantsManaging commercial leases, renewals, rent reviews and lease negotiationsMonitoring rental payments, arrears and lease complianceCoordinating maintenance, repairs and contractor worksManaging outgoings, recoveries and annual reconciliationsConducting regular property inspections and reporting to landlordsLiaising with tenants, owners,



contractors and relevant stakeholdersEnsuring compliance with commercial lease obligations and relevant legislationWorking closely with our Directors to support the continued growth of the commercial portfolioIdentifying opportunities to improve processes, service delivery and portfolio performanceABOUT YOUWe are seeking someone who takes pride in their work, demonstrates initiative and has a genuine passion for commercial property management.The ideal candidate will have:Previous experience in commercial property management, commercial leasing or a related real estate roleA sound understanding of commercial leases, rent reviews, outgoings and landlord/tenant obligationsStrong organisational and time management skillsExcellent verbal, written and interpersonal communication skillsThe ability to independently manage a commercial portfolioA mature, professional and positive "can-do" attitudeStrong attention to detail and problem‐solving abilitiesA client-focused approach with the ability to build and maintain long‐term relationshipsA commitment to continuous improvement and professional developmentThe required Victorian real estate registration or licenceA current driver's licence and reliable vehicleExperience managing a commercial rent roll will be highly regarded.
