The Handyman keeps Kingsmede's Queensland assets secure, presentable and compliant. You will be our hands‑on presence on site, completing general repairs and minor works, and being the first set of eyes on issues before they become costly problems.

Kingsmede is a founder-owned Australian property investment and asset management firm with a portfolio across NSW, QLD and WA. Our Queensland assets include industrial, commercial and business park properties along the Gold Coast to Brisbane corridor. We are a small, hands‑on team that values reliability, ownership and getting things done properly the first time.

Key responsibilities

Repairs and maintenance

- Carry out general repairs: doors, locks, hardware, plasterboard patching, painting, ceiling tiles, signage, fencing and gates
- Complete minor carpentry, tiling, sealing and caulking
- Replace globes, tubes and minor fittings (non‑licensed electrical work only)
- Clear gutters, downpipes and drains; minor roof and stormwater maintenance (with secure access)
- Maintain amenities, kitchenettes and common areas to a high standard

Inspections and reporting

- Complete scheduled site inspections and flag defects, safety hazards and tenant issues
- Log work, photos and materials against each job in our maintenance system
- Provide clear quotes or scopes for work beyond your remit so we can engage the right trade

Contractors and tenants

- Meet and supervise contractors on site, check work quality and confirm completion
- Respond to tenant maintenance requests professionally and promptly
- Support make‑good,



fitout and vacancy preparation works

Safety and compliance

- Follow WHS procedures, complete SWMS and risk assessments for higher‑risk tasks
- Support essential safety measures and compliance works (e.g. fire equipment access, exit lighting checks, signage)
- Keep vehicle, tools and equipment clean, safe and in good order

Travel and scheduling

- Plan routes across the Burleigh Heads to Eagle Farm corridor to minimise downtime
- Prioritise urgent and reactive work alongside planned maintenance

Skills, experience and licences

- 3+ years in a handyman, building maintenance or property maintenance role
- Broad practical skills across carpentry, painting, patching and general repairs
- Current Queensland driver licence and a clean driving record
- White Card (General Construction Induction)
- Own hand and power tools
- Comfortable working at heights and following WHS procedures
- Reliable, self‑managing and able to work alone across multiple sites
- Clear communicator with tenants, contractors and the office team
- Basic phone and app skills for job logging and photos
- Trade certificate (e.g. carpentry) or relevant QBCC licence
- Working at Heights, EWP or First Aid certification
- Experience in commercial or industrial property
- Familiarity with maintenance management software
