About the role The Maintenance Manager is responsible for the maintenance, safety, compliance and presentation of all hotel buildings, plant, equipment and facilities at The Sands Torquay, excluding Golf Operations. This is a hands-on leadership role.

The Maintenance

Manager leads a small maintenance team, carries out maintenance work directly, procures and manages all trades, project manages works end to end, owns the preventative maintenance program, and manages the repairs and maintenance budget. Working with the hotel leadership team to keep the property safe, compliant and guest-ready, while protecting the asset for the long term.

Key responsibilities

- Develop, implement and maintain a planned preventative maintenance (PPM) program for all plant, equipment and building fabric
- Maintain an up-to-date asset register covering condition, age, service history and expected replacement dates
- Schedule and track all PPM tasks in the platform, and make sure they are completed on time
- Manage the impact of the coastal environment on the property, including salt corrosion, weather exposure and building envelope maintenance
- Manage all work requests logged in maintenance platform, prioritising by guest impact, safety risk and cost
- Respond quickly to guest room faults and out-of-order rooms, and return rooms to inventory as fast as possible
- Prepare and manage the annual repairs and maintenance budget
- Monitor spend against budget monthly, and report variances to the General Manager and Finance Manager
- Maintain Essential Safety Measures compliance under the Building Regulations 2018 (Vic), including the annual essential safety measures report




- Be part of the property Workplace Health & Safety Committee, actively contributing and leading audits and risk mitigation strategies
- Own all trades procurement for the property, from scoping and quoting through to engagement and payment approval
- Be an active member of the hotel leadership team, driving the overall hotel strategy and supporting business performance
- Work closely with the Operations Manager, Housekeeping and Front Office departments to ensure all guest facing facilities are maintained and in working order
- Take responsibility for guest service where appropriate and lead the maintenance team in the delivery of exceptional guest service standards

About you

- Minimum 5 years’ experience in building or facilities maintenance, including experience leading a small team
- Hands-on maintenance skills across a broad range of building and plant repairs
- Minimum 2 years in a leadership role
- Demonstrated experience developing and running a preventative maintenance program
- Experience preparing and managing a maintenance budget
- Experience procuring trades and project managing works end to end
- Sound knowledge of Victorian building compliance, Essential Safety Measures and OHS obligations
- Robust organisational skills and the ability to prioritise competing demands
- Competent with computer systems and maintenance software
