nThe Opportunity n

This is an exciting opportunity for a Property Manager who enjoys building strong relationships, delivering exceptional customer service and taking ownership of a residential portfolio.

You will work closely with property owners, tenants, leasing consultants and our wider Property Advisory and Finance teams to ensure properties are professionally managed while delivering a premium client experience.
n

nKey Responsibilities n
nProperty Management n
n
n
n
n
Manage a residential rental portfolio from end to end, including leasing, tenant and landlord relationships, maintenance coordination, and post-handover construction rectification
.
n

Liaise with landlords and tenants regarding all day-to-day property management matters.
n
n
n
Coordinate tenancy onboarding, lease preparation, renewals and vacates.
n
n
n
Conduct routine inspections, final inspections and condition reports.
n
n
n
Manage rental arrears and tenancy communications.
n
n
n
Coordinate maintenance requests, repairs and contractor attendance.
n
n
n
Prepare and issue breach notices where required.
n
n
n
Attend VCAT hearings and tenancy dispute matters when necessary.
n
n
n
Ensure all properties are managed in accordance with Residential Tenancies legislation and company procedures.
n
n
n
Maintain accurate property records, management agreements and documentation.
n
n
n
nClient Relationship Management n
n
n
n
n
Act as the primary point of contact for landlords and tenants.
n
n
n
Build and maintain strong long-term relationships with property owners.
n
n
n
Provide proactive communication and updates regarding tenancy, leasing and maintenance matters.
n
n
n
Respond promptly to client enquiries and resolve issues professionally.
n
n
n
Support client retention, referrals and overall portfolio growth.
n
n
n
nCompliance & Administration n
n
n
n
n
Maintain accurate records within PropertyMe, Salesforce or other management systems.
n
n
n
Prepare owner statements and assist with rental disbursement enquiries.
n
n
n
Ensure compliance with trust accounting procedures and legislative requirements.
n
n
n
Coordinate insurance claims, compliance certificates and safety requirements as required.
n
n
n
Assist with portfolio reporting and internal administration.
n
n
n
nTeam Collaboration n

Work closely with Leasing Consultants, Property Advisors, Finance Specialists and Administration teams.

nAbout You n
n
To be successful in this role, you will have:
n
n
n
n
n
Previous experience managing a residential property portfolio.
n
n
n
Current Victorian Agent's Representative Certificate or Certificate IV in Real Estate Practice (or willingness to obtain).
n
n
n
Strong understanding of Residential Tenancies legislation.
n
n
n
Excellent communication, negotiation and relationship-building skills.
n
n
n
Exceptional organisational and time management abilities.
n
n
n
A proactive, solutions-focused mindset.
n
n
n
Strong attention to detail and ability to manage competing priorities.
n
n
n
Experience using PropertyMe, Salesforce or similar property management software is highly regarded.

n
n
Previous trust accounting or rental disbursement experience is advantageous.

Current driver's licence and reliable vehicle.

Availability to work on Saturdays is highly regarded.
