About the Role
One experienced Senior Contract Administrator or Contract Manager is being appointed to take commercial ownership of a medium-density apartment build. This is a senior appointment, not a support role. You will run the subcontract and procurement process end to end, hold the commercial position with the head contract client, and be the person the project team relies on for cost certainty.
Key Responsibilities
Run procurement for the project, from scoping and tendering trade packages through to comparison, recommendation and subcontract award.
Set up and administer subcontracts, including scope definition, letters of award, insurances, security and compliance documentation.
Administer the head contract, including correspondence with the client and superintendent, notices, and compliance with contractual time bars.
Manage variations, extensions of time, delay claims and the supporting records for each.
Prepare and assess progress claims, both up the contract chain and down to subcontractors,



and manage payment schedules in line with security of payment obligations.
Own cost control, forecasting and monthly cost reporting for the project, and flag commercial risk early to the project and site leadership team.
Manage subcontractor performance commercially, including back charges, defects liability and dispute resolution at project level.
Work alongside the site team on buildability, programme and trade sequencing so that commercial decisions support delivery on the ground.
Support contract set up and early works planning on the Greville stage, where the role begins in the office ahead of construction.
Mentor and check the work of junior contract administrators and cadets on the project.
Manage project close out, including final accounts, retentions and handover documentation.
About You
Demonstrated experience as a Contract Administrator at senior level, or as a Contract Manager, with a head contractor.
Proven delivery on medium-density residential apartment projects, or directly transferable multi-level structures with a comparable trade mix.
Robust command of subcontract procurement, from package scoping through to award.
Sound working knowledge of Australian standard form building contracts and Queensland security of payment obligations.
Capable of holding the commercial relationship with a developer client and a superintendent without supervision.
Confident with cost reporting, forecasting and the disciplines that keep a project's commercial position accurate.
Comfortable moving between an office based procurement phase and a site based delivery phase.
Able to work as part of an established project team on a live job, and to set a project up from scratch when required.
