Tired of being the go between for rental providers, tenants and tradespeople. In Build to Rent, there’s one owner, one building and an on-site facilities team that handles all maintenance.

Our client is a well-established property developer with a growing Build to Rent platform. They’re seeking an experienced Senior Property Manager to drive performance at a premium residential community in Melbourne. This is a chance to get into one of the fastest-growing sectors in Australian property and play a key part in its success.

The role
n Reporting to the General Manager, you’ll own day-to-day operations and work closely with the on-site facilities, marketing and resident experience teams.

n

Your focus will be:

n

n
- Driving occupancy and rental income in line with budget and leasing strategy
n
- Conducting tours, open homes and private inspections that showcase the BTR lifestyle
n
- Managing enquiries, applications, screening and lease documentation
n
- Running the renewal program and recommending rent and incentive strategies
n
- Monitoring competitor activity and market trends and reporting insights to the GM
n
- Completing condition reports, bond lodgements and refunds, and arrears management
n
- Preparing monthly leasing reports and contributing to budgeting
n




- Representing the property at VCAT when required
n
- Building a robust online presence and positive Google reviews
n

About you

n

n
- Agent’s Representative or Full Real Estate Licence (Victoria) – essential
n
- Minimum 3 years’ experience in property management
n
- Robust knowledge of the Residential Tenancies Act and compliance requirements
n
- Commercially minded, comfortable with budgets, occupancy and revenue targets (will have training and support)
n
- Confident with CRM and property management systems and strong on detail
n
- Polished presentation and a genuine customer-first approach
n
- Current driver’s licence - Parking onsite
n
