About the Organisation

We are recruiting for a newly created General Manager role on behalf of an established owner of residential communities, providing affordable rental living, land lease communities and short-stay accommodation across a national portfolio.

With an ambitious growth strategy spanning acquisitions and staged developments, the organisation is entering a significant period of expansion. It is seeking an experienced General Manager on a fixed-term contract basis, to strengthen operational capability and build the infrastructure required to support sustainable growth.

About the Role

Reporting to the Chief Executive Officer, the General Manager will take end-to-end responsibility for the operational and commercial performance of two divisions within the business.

This is a pivotal leadership position, combining the management of an established operating business with the development of scalable systems, processes and structures to support significant portfolio expansion.

- Lead the operating strategy, financial performance and P&L; across residential rental and short-stay accommodation.
- Design and implement a scalable operating model, including centralised administration, standardised processes, systems and performance reporting.
- Drive commercial outcomes across occupancy, rental growth, pricing, revenue management, cost control and operating margins.
- Lead operational due diligence, integration and stabilisation of acquired communities, partnering with development teams to support staged project delivery.
- Build leadership capability across a geographically dispersed portfolio, developing Regional and Community Managers and strengthening succession planning.




- Oversee resident and guest experience, safety, risk management and regulatory compliance across multiple Australian jurisdictions.
- Provide clear performance reporting, strategic insights and recommendations to executive leadership and the Board.
- The role is based in Brisbane, with frequent national travel required.

About You

You are a commercially astute senior operational leader with a proven track record of managing a multi-site business and delivering growth through operational improvement, acquisitions and development.

You will bring:

- Senior operational leadership experience, including leading through a management layer across a multi-site portfolio.
- Demonstrated ownership of a business unit or segment P&L;, with accountability for financial performance, budgets and commercial outcomes.
- Experience across residential rental, land lease or community housing, alongside short-stay accommodation, tourism, holiday parks or hospitality.
- A track record of designing and embedding operating models, administrative structures and standardised processes within a growing organisation.
- Experience integrating acquisitions and supporting staged developments, including operational planning, site activation and occupancy growth.
- Solid leadership, stakeholder management and communication skills, with the ability to influence senior executives and present performance insights.
- Working knowledge of residential tenancy legislation and work health and safety obligations across multiple jurisdictions.
- Relevant tertiary qualifications or equivalent demonstrated experience, a current driver's licence and willingness to travel nationally.
