Element on Coolum is seeking a live-in Building Manager, weekend reception and after-hours support person to join our onsite team. This new position will support the General Manager and help maintain a consistently high standard of service across Element Residential, Element Retail and Allura Coolum.

The General Manager remains actively responsible for the entire business, is onsite every day and will continue to be a highly visible and engaged leader. The Building Manager will report directly to the General Manager and take ownership of day-to-day caretaking and building operations across the three body corporates. As the business continues to evolve, there may be opportunities for the scope of this role to expand in the future.

This is initially a supervisory and coordination role which may evolve into an expanded . An established groundskeeper and housekeeping team already performs much of the routine hands-on work. The Building Manager will set expectations, monitor standards, ensure scheduled duties are completed, address any gaps and follow actions through to completion.

The role is highly visible and requires a calm, accountable person who communicates well with owners, residents, contractors, committees and body corporate managers. It also calls for a practical, hands-on mindset and a willingness to step in and resolve straightforward issues where safe and appropriate.

Handyman, maintenance, trade or gardening skills would be a strong advantage. Some of this work is currently subcontracted, so candidates who can safely undertake minor practical tasks in-house will be viewed favourably.

The role’s immediate focus is building management, after-hours support and agreed weekend reception coverage. It forms part of the broader onsite management team and does not replace the General Manager’s oversight of the business.

The successful applicant must occupy the onsite manager’s unit: a three-bedroom,



three-bathroom ground-floor apartment with a renovated kitchen opening onto a courtyard and three basement car-parking spaces.

As part of the live-in arrangement, the Building Manager must be contactable for genuine after-hours emergencies between:

- Weekdays: 4:00 pm to 9:00 am
- Weekends: 11:30 am to 9:00 am

A dedicated after-hours phone service receives and triages all calls, escalating only matters that genuinely require the Building Manager’s involvement. The role typically receives approximately ten escalated calls per month.

Key responsibilities

- Take ownership of day-to-day caretaking and building operations across the three body corporates.
- Conduct regular inspections of common areas, facilities, plant and grounds, identify issues and follow corrective actions through to completion.
- Resolve minor practical issues where secure and within capability, and engage qualified contractors when specialist work is required.
- Obtain and compare quotes, coordinate contractors and monitor the quality, timing and completion of approved works.
- Maintain compliance schedules, service records, incident records and other building-management documentation.
- Manage and maintain accurate building documentation and filing systems; prepare and present operational reports and budgets; and attend committee meetings as required.
- Act as a reliable liaison between owners, residents, tenants, guests, committees, body corporate managers, contractors and the General Manager.
- Build constructive relationships while applying building rules, procedures and committee directions consistently.
- Respond calmly and practically to incidents, defects,



access issues and genuine after-hours emergencies.
- Provide agreed weekend reception coverage from 9:00 am to 11:30 am on Saturdays and Sundays. For the right applicant, the weekend roster may be structured flexibly—for example, two weekends on and two off, or three on and one off—by agreement.
- Complete regular grounds and common-area walkthroughs and ensure identified actions are assigned and closed out.

What we are looking for
- Experience in building management, facilities coordination, property operations, caretaking or a similar role.
- Management-rights experience is highly desirable.
- A sound understanding of body corporate or strata-management processes and how residential, retail and short-stay buildings operate.
- A practical, hands-on approach, with the judgement and initiative to resolve straightforward problems without automatically calling a contractor.
- Strong supervisory skills and the ability to set expectations, check work quality and hold service providers or team members accountable.
- An ownership mentality: organised, dependable and committed to following matters through to completion.
- Confident stakeholder communication and the ability to manage competing priorities calmly.
- Experience coordinating contractors, quotes, maintenance and service schedules.
- A good understanding of safety, compliance, incident response and escalation procedures.
- Sound administrative and record-keeping skills.
- A current driver licence and the right to work in Australia.
- Handyman, trade, maintenance or gardening skills are advantageous.

The advertised remuneration range is an indicative total package value inclusive of employer superannuation and the estimated gross-equivalent value of subsidised onsite accommodation. Residence in the onsite manager’s unit is a requirement of the role - commencing mid-November. Pay: $110,000.00 – $120,000.00 per year
