Belmo Group is looking for an experienced Property Manager to join our growing residential team at one of Newstead’s most sought-after luxury waterfront developments built by Mirvac. This is an opportunity to take ownership of a premium portfolio, work with a fantastic Building Manager and Concierge team, and play a key role in growing Belmo’s residential management business. The best part? You’ll be building something, not just maintaining what’s already there.

About the opportunity The current management pool consists of approximately 30 properties, with the opportunity to grow to around 60 properties across two buildings as the development progresses. You’ll be involved from the ground up, helping bring new owners across to Belmo, onboarding apartments, leasing properties and building a strong, high quality portfolio.

You won’t be left to figure everything out on your own. You’ll work closely with the onsite Building Manager, Concierge and wider Belmo team in an environment where communication, teamwork and a great resident experience genuinely matter.

What you'll be doing

This is an end-to-end Property Management role where you’ll have the autonomy to manage your portfolio, build relationships and make a real difference.

Your responsibilities will include

- Managing landlord and tenant relationships from onboarding through to the end of a tenancy.

- Leasing apartments and bringing new properties into the portfolio.

- Conducting entry, exit and routine inspections.

- Managing maintenance, repairs,



arrears and lease renewals.

- Providing proactive communication and exceptional customer service.

- Resolving issues efficiently and finding practical solutions.

- Working closely with the Building Manager and Concierge to deliver a seamless experience for owners and residents.

- Building relationships with apartment owners and helping grow the building’s rental pool.

- Managing trust accounting and end-of-month disbursements.

About you

You’re an experienced Property Manager who takes pride in doing things properly. You enjoy building relationships, keeping your portfolio organised and providing a level of service that makes people want to stay with you. You’re confident working autonomously, but you also understand the value of being part of a team. You communicate well, take ownership of your responsibilities and approach challenges with a solutions focused mindset.

You’ll ideally have

- Previous residential Property Management experience.

- A current Queensland Real Estate Registration Certificate.

- A sound understanding of Queensland tenancy legislation.

- Strong communication and relationship management skills.

- Excellent organisation, time management and attention to detail.

- The confidence to make decisions and take ownership of your portfolio.

- A proactive approach to problem-solving and customer service.

- A current Queensland driver’s licence.

- Experience with Property Me or similar cloud-based property management systems (highly regarded).
