About the role

Adcorp Property Group Pty Ltd is seeking an experienced and dedicated Residential Property Manager to join our team in Dulwich, SA.

This is a full-time position that offers a rewarding opportunity to manage and maintain residential properties whilst delivering exceptional service to landlords and tenants.

As a Residential Property Manager, you will be the key liaison between property owners and residents, ensuring properties are well-maintained, rents are collected on time, and all legal requirements are met. This role is critical to our business operations and directly impacts our reputation and client satisfaction.

Key responsibilities

- Managing the day-to-day operations of assigned residential properties, including tenant relations and lease administration

- Collecting rental payments and managing financial records for properties under management

- Conducting regular property inspections and coordinating maintenance and repairs to ensure properties remain in excellent condition

- Advertising vacant units, showing properties to prospective tenants, and processing rental applications and lease agreements

- Responding promptly to tenant enquiries and maintenance requests, ensuring issues are resolved efficiently

- Ensuring compliance with relevant legislation, regulations and industry standards, including residential tenancy laws

- Maintaining comprehensive property records, documentation and files for all managed properties

- Liaising with contractors, tradespeople and service providers to arrange maintenance and repair work

- Conducting move-in and move-out inspections,



managing bond documentation and security deposit handling

- Providing regular reports and updates to property owners regarding property performance and tenant matters

What we're looking for

- Minimum 2-3 years' experience in residential property management or related role

- Robust knowledge of residential tenancy laws and regulations in South Australia

- Excellent communication and interpersonal skills with the ability to manage relationships with landlords and tenants professionally

- Proficiency with property management software and computer systems

- Sound organisational and time-management skills with the ability to manage multiple properties simultaneously

- Attention to detail and accuracy in financial record-keeping and documentation

- Problem-solving ability and capacity to handle difficult situations diplomatically

- Valid driver's licence and willingness to travel to properties as required

- Certificate in Property Management or relevant qualification (preferred but not essential)

- Experience with rent collection systems and financial reconciliation (advantageous)
