The opportunity
Our client, a leading residential property group, is looking for a Building Manager to take ownership of one of its residential communities in Sydney's inner southern suburbs. This is a permanent full time role for someone who knows that great building management comes down to trust, communication and following through. You will be the face of the building for residents, owners and contractors, and you will make sure it runs well, looks excellent and stays compliant.

The package is $85,000 + superannuation with forecast leasing commission of circa $15.000 per annum on top.

Why this is the right move for an experienced Property Manager
If you have spent a few years in residential property management, you already do much of this job. You manage tenants, conduct inspections, lease properties, brief tradespeople and handle compliance and calm down difficult situations. As a Building Manager you use all of that experience, but with one building that is truly yours to run, not a rent roll spread across the suburbs.

What carries straight across:

- Resident communication. Dealing with tenants, handling complaints and building rapport is the core of resident relations in a building.
- Compliance and safety. Your knowledge of regulations, safety and emergency response grows into fire safety, essential services and WHS oversight.
- Conflict resolution. Settling tenant disputes under pressure prepares you to make calm, fast decisions when something goes wrong onsite.
- Inspections. Entry condition reports, vacates and routine inspections.
- Leasing. Leasing and approving tenancy applications.

What you will do

- Manage the daily operations, presentation and performance of the building.




- Act as a key contact for the residents.
- Manage occupancy through leasing, including entry condition reports, vacates and routine inspections.
- Approve tenancy applications.
- Oversee maintenance which is managed independently by an internal department.
- Support fire safety, building compliance and WHS requirements, and keep accurate records and registers
- Coordinate resident move ins and move outs, and respond quickly to enquiries
- Spot operational, maintenance and compliance issues early and see them through to resolution

What we are looking for

- Experience in residential property management, building management or a similar property role (property management experience is highly regarded)
- Strong communication, customer service and relationship building skills
- Organised, with clear reporting, record keeping and follow up
- A proactive, solutions focused approach and the confidence to own a busy building
- Willingness to obtain an NSW Certificate of Registration in Real Estate for leasing duties and commission
- Australian permanent full time working rights and a satisfactory Police Check
