Salary: $110k - $120k + Super + fortnight fuel allowance

Portfolio: 110 residential properties

n

Locations of portfolio: Rent role spread 1hr north and 1hr south of CBD

About the Role

n

We are seeking an experienced and highly capable Senior Property Manager to oversee our growing portfolio across key regions of North/South of Melbourne CBD. This role supports an investment-based real estate business with strong presence in VIC, WA and QLD. You will play a lead hands-on role within a small portfolio of up to 110 properties.

Key Responsibilities

n

- End-to-end management of up to 110-property residential portfolio
n
- Conduct all exit inspections, routine inspections, and coordinate maintenance
n
- Manage owner and tenant communication, ensuring high service standards
n
- Handle after‑hours or urgent matters as required (24/7 coverage environment)
n
- Conduct open homes, processing applications and lease preparation
n




- Work closely with interstate leadership (WA) while representing the VIC arm of the business
n
- Identify opportunities to improve workflows and support structural changes to management processes
n
- Provide guidance and informal leadership within the VIC team
n

About You

n

n
- Proven experience as a Senior Property Manager or high-level Property Manager
n
- Strong understanding of VIC legislation and compliance requirements
n
- Confident managing a geographically spread portfolio
n
- Able to operate independently in a small team structure
n
- Excellent communication, organisation, and conflict‑resolution skills
n
- Comfortable in a responsive, investment‑driven setting
n
