Commercial Property Manager - Industrial Portfolio n

This isn’t your typical reactive Property Manager role.

We’re working with a major Australian infrastructure asset owner looking for an experienced Property Manager to join a highly regarded property team managing a unique portfolio of large-scale commercial and industrial assets.

n

The role is heavily focused on complex leases, tenant relationships, land utilisation and commercial outcomes - giving you exposure to assets and leasing structures you simply won’t see in a standard agency or institutional portfolio.

n

The Opportunity You’ll take ownership of a portfolio of strategically important assets and work closely with tenants, legal teams, valuers and internal stakeholders to maximise performance across the portfolio.

Your role will include:

- Managing complex commercial and industrial leases, including negotiations, rent reviews, renewals and compliance.
n
- Building strong relationships with major occupiers and managing ongoing tenant matters.
n
- Reviewing portfolio performance and identifying opportunities to improve revenue and asset utilisation.
n
- Conducting site inspections and ensuring tenants are operating in line with their lease obligations.
n
- Managing tenant reporting, insurance requirements, bank guarantees and key lease documentation.
n
- Working closely with legal advisers, valuers and government stakeholders on property matters.
n
- Supporting broader portfolio and land-use strategies across a significant infrastructure portfolio.

What We’re Looking For nn
- 5+ years’ experience across commercial or industrial property management.
n
- Strong leasing and lease administration experience.
n
- Commercially minded with strong financial and analytical capability.
n
- Confident managing complex tenant and stakeholder relationships.
n
- Strong understanding of NSW property and leasing legislation.
n
- Experience with Yardi or similar property management systems is highly regarded.
n
- Relevant tertiary qualifications and a current driver’s licence.
