BMS Project Manager – Building Automation

Lime Automation is looking for an experienced BMS Project Manager to join our growing team.

With offices in Melbourne and Bendigo, we're continuing to grow and are looking for someone who can take responsibility for delivering projects to a high standard.

About the Role

This is a hands-on project management role where you'll be responsible for coordinating BMS projects from the initial quotation and planning stages through to commissioning, customer handover and completion. You'll work closely with our BMS engineers, technicians, suppliers, subcontractors and customers to ensure projects are delivered on time, within budget and to the required technical standards.

You'll have access to experienced technical resources, so while a strong understanding of BMS engineering is important, you won't be expected to personally undertake every aspect of the design, programming or commissioning.





We want someone who takes ownership, keeps projects moving, communicates well and makes sure the job is properly finished.

What You'll Be Doing

- Manage BMS and controls projects from quotation and planning through to commissioning and handover.
- Coordinate engineering design, control strategies, I/O schedules, equipment selection, programming and commissioning activities.
- Prepare and coordinate project scopes, material requirements, labour estimates and quotation inputs.
- Plan project schedules, milestones, resources and subcontractor requirements.
- Monitor project budgets, labour costs, variations, margins, progress claims and invoicing.
- Work with customers, builders, mechanical contractors, consultants and suppliers to keep projects on track.
- Identify potential delays, technical issues and resource requirements early and take action to resolve them.
- Ensure project documentation, commissioning records and customer handovers are completed properly.
- Manage defects and outstanding works through to final close-out.
- Maintain strong customer relationships and ensure customers are happy with the work delivered.

What We're Looking For

Ideally, you'll have:
- Experience managing BMS, building automation, HVAC controls or related technical projects.
- A good understanding of BMS engineering, controls,



commissioning and mechanical building services.
- Experience working with contractors, consultants, engineers and site teams.
- Strong project planning, coordination and commercial management skills.
- The ability to manage multiple projects and competing deadlines.
- Confidence dealing directly with customers and resolving project issues.
- Good communication, organisational and problem-solving skills.
- A practical approach and a willingness to take ownership of projects through to completion.

Experience with Siemens, Honeywell, Optergy or other major BMS platforms would be highly regarded. A background in BMS engineering or commissioning combined with project coordination experience would also be of interest.
