Living Sectors Recruitment is undertaking a confidential search for a Senior Portfolio Manager focused on residential property operations in Melbourne.
Working across an established portfolio, you will support property leaders and maintain oversight of budgets, leasing performance, expenditure and resident service. The role requires someone who understands the relationship between effective property management and the financial performance of residential assets.

Experience in residential property management or rental accommodation will be particularly relevant, alongside a track record of leading managers and improving operational performance

The role Key responsibilities include:

- Leading and developing managers, providing clear direction, coaching and practical support.
- Reviewing budgets, income, expenditure and performance measures, identifying opportunities for improvement.
- Building consistent operating practices across the portfolio.
- Working with internal and external stakeholders on business priorities and reporting.
- Supporting planning, change initiatives and the integration of new operations.
- Maintaining oversight of service delivery, compliance and operational risk.
- Helping managers resolve complex customer, staffing and operational matters.

About you





You are an experienced operational leader who can work across several locations, build trust with managers and remain close enough to the detail to understand what drives performance.

Your background could include residential property, retirement living, land-lease communities, student accommodation or serviced accommodation.

You will bring:

- Experience leading managers across multiple sites or a substantial property portfolio.
- Strong financial understanding, including budgets, forecasting and performance reporting.
- A practical approach to improving operations and service delivery.
- Confidence working with senior stakeholders and presenting clear recommendations.
- Sound judgement, robust people skills and the ability to manage competing priorities.
