This is a broad, commercially focused role with responsibility for the performance of nominated assets across Growthpoint's retail portfolio.
Reporting to the Portfolio Manager, Retail, you'll work across asset strategy, leasing, financial performance, capital expenditure and stakeholder management, with a explicit focus on preserving and growing the value and income of the portfolio.The opportunityAs Asset Manager, you'll take ownership of the day‐to‐day performance of your assets while maintaining a strong focus on their longer‐term strategy.
You'll work closely with centre management teams, leasing resources and external service providers to drive leasing outcomes, manage expenditure, oversee capital projects and identify opportunities to improve asset performance.
You'll also contribute to valuations, transactions and reporting across the broader portfolio.
This is an opportunity for an experienced retail property professional to take on a role with genuine breadth, combining hands‐on asset management with strategic and commercial thinking.Your work will includedeveloping and implementing asset management strategies to maximise income and long-term valueoverseeing Centre Managers, Operations Managers,



marketing teams and other external service providersworking with internal and external leasing resources to drive leasing outcomes and progress negotiationsoverseeing annual OPEX and CAPEX budgets and leading the preparation of income budgetsmanaging capital expenditure projects within approved timeframes and budgetsidentifying opportunities to improve processes, asset efficiencies and expenditurereviewing valuations and supporting internal and external valuation processescontributing to capital transactions and broader portfolio initiativespreparing monthly asset management, Board, fund, investor and other reportingensuring assets are well leased, maintained to a high standard and compliant with relevant statutory requirementsmanaging lease obligations, arrears and retailer relationshipsmaintaining a strong understanding of retail property market trends, opportunities and sustainability requirements.About YouYou'll bring established experience in retail property asset management within an institutional property investment environment, along with the commercial judgement and relationship skills to manage a diverse range of stakeholders.Ideally, You'll Havea minimum of three years' relevant asset management experiencestrong knowledge of the Australian retail property market and retail asset classdemonstrated experience in lease negotiationsstrong commercial and financial capabilityexperience using investment modelling platforms such as Cougar, MRI IM or Forburyexposure to property management systems such as Vision, MRI and/or Yardia track record of building strong business relationshipsa tertiary qualification in property, land economics, accounting, finance or a relevant postgraduate qualification.You'll be collaborative, commercially minded and comfortable balancing competing priorities in a fast‐moving environment.
