Head of Property Management - Melbourne | $120,000–$150,000

We're partnering with an established and growing Melbourne real estate agency seeking an experienced Head of Property Management to lead, support and develop its team.

This is an excellent opportunity for an accomplished HOD or Property Management Team Leader who enjoys getting the best out of people, driving results and building a high-performing department.

The business has an established team, experienced management structure and ambitious plans for continued growth.

We're looking for someone who can bring energy, accountability and genuine leadership to the department, creating an environment where staff feel supported, challenged and motivated to perform.

The Opportunity

You'll play a key role in the ongoing success of the Property Management department, working closely with senior management to drive team performance, maintain high service standards and support continued growth.

Your responsibilities will include:

- Leading, mentoring and supporting an established team of Property Managers
- Conducting regular 1:1s, performance reviews and development discussions
- Establishing clear KPIs, expectations and individual performance goals
- Monitoring team performance and proactively identifying areas for improvement
- Coaching and developing staff to improve capability, confidence and results
- Managing underperformance and addressing challenges constructively
- Supporting recruitment, onboarding and retention of quality team members
- Identifying emerging talent and creating genuine career development pathways




- Driving a positive, accountable and team-oriented team culture
- Working closely with senior management to support departmental objectives and business growth
- Recognising strong performance and encouraging continuous improvement

About You

We're particularly interested in speaking with experienced Heads of Department, Property Management Team Leaders or similar leaders who have a proven track record of managing teams and improving performance.

Ideally, you'll bring:

- Previous experience leading a team of 5+ staff, ideally within residential Property Management
- A strong understanding of residential Property Management and departmental operations
- Demonstrated experience managing KPIs, conducting performance reviews and developing staff
- A proactive, engaging and hands-on leadership approach
- Confidence having difficult conversations and addressing underperformance
- Strong communication, interpersonal and problem-solving skills
- The ability to motivate different personalities and build accountability across a team
- Experience identifying and developing high-performing individuals
- A commercial mindset and understanding of what drives a successful PM department




- A genuine interest in building strong teams and helping people succeed

You don't necessarily need to be an existing HOD.

An experienced Team Leader or 2IC who has successfully managed a team of 5+ staff, driven performance and is ready to take the next step in their career would also be strongly considered.
