Company: [LAN'S CLEANING COMPANY]

Location: GREENACRE, NSW

Employment Type: Permanent Full-Time

Hours: 38 hours per week

Salary: $80,000–$90,000 per annum Superannuation

About Us

We are an established Sydney-based qualified cleaning company with over 10 years of experience, providing residential, commercial, end-of-lease, pre-sale, pre-settlement, move-in and post-renovation cleaning services.

We work closely with residential clients, real estate agencies, property managers and commercial customers across Sydney.

We are seeking an experienced Office Manager to take responsibility for the day-to-day administration, staff coordination and operational management of our business. The successful candidate will progressively take over daily management responsibilities currently handled by the business owner.

Key Responsibilities

Office Administration & Team Management

- Manage daily office administration, operational systems and internal procedures.
- Organise staff rosters, cleaning schedules, vehicle allocation and team assignments.
- Coordinate multiple cleaning teams operating throughout Sydney.
- Oversee employee recruitment, onboarding, training, attendance and performance.
- Maintain employee records, timesheets, client documentation and administrative systems.
- Manage staff availability, leave arrangements and unexpected operational changes.
- Supervise service quality, staff performance and workplace safety procedures.
- Report operational matters directly to the business owner.

Client Relations & Property Coordination

- Handle client enquiries, quotations, bookings, complaints and scheduling changes.
- Communicate with residential clients, real estate agents and property managers.
- Attend properties when necessary to assess cleaning requirements and prepare accurate quotations.
- Coordinate property access, including collecting and returning keys when required.
- Assess property conditions, cleaning complexity and required resources.
- Conduct quality inspections and coordinate any necessary corrective work.

Professional Cleaning Knowledge & Quality Control

Applicants must possess comprehensive knowledge and practical experience in professional whole-property cleaning and understand the different requirements, scopes and quality expectations associated with:

- End-of-lease and vacate cleaning
- Pre-sale and property presentation cleaning
- Pre-settlement cleaning
- Move-in and move-out cleaning
- Full-house deep cleaning
- Regular residential cleaning

- Post-renovation and post-construction cleaning
- Commercial and office cleaning

Applicants must understand professional cleaning procedures for kitchens, bathrooms, laundries, bedrooms, living areas, flooring, windows, cabinetry, fixtures and fittings.

The successful candidate must be capable of:

- Assessing cleaning requirements and accurately estimating labour hours, staffing, equipment and materials.
- Understanding the different cleaning standards and service specifications required by clients and property managers.
- Selecting appropriate cleaning methods and products for different surfaces and materials.
- Understanding chemical safety, equipment use and damage prevention.
- Training cleaning staff and maintaining professional quality standards.
- Identifying unsatisfactory work and arranging corrective action.

Emergency Operational Support

This is primarily an office administration and management position, not a routine cleaning role.

However, the successful candidate must possess practical professional cleaning skills and be willing to provide occasional hands-on assistance in exceptional circumstances, such as unforeseen staff injuries, urgent staffing shortages or operational emergencies.

The Office Manager will prioritise staff coordination and alternative arrangements before providing hands-on assistance.

Essential Requirements

- Relevant qualification in business administration, management or a related field, or equivalent relevant work experience.
- Demonstrated experience in office administration, staff coordination or operational management.
- Strong leadership, organisational and problem-solving skills.
- Fluent Mandarin Chinese in speaking, listening, reading and writing is essential, as the business owner and cleaning teams primarily communicate in Mandarin.
- Good spoken and written English for communicating independently with clients, real estate agencies, property managers and suppliers.
- Comprehensive knowledge and practical experience in professional whole-property cleaning.
- Strong understanding of different cleaning services, particularly end-of-lease, pre-sale, pre-settlement,

move-in and deep cleaning.
- Ability to assess cleaning requirements, prepare quotations and maintain quality standards.
- Good computer skills, including email, spreadsheets and scheduling systems.
- Ability to work independently and manage multiple operational priorities.
- Driver's Licence & Transport Requirements
- A current, valid Australian driver's licence is essential.
- Must be confident and competent in driving company-provided vehicles.
- Must have reliable transport to and from the company's premises, as public transport options in the area are limited.
- Must be able to attend the company's premises punctually at the required starting times.
- Company vehicles are provided for authorised work-related travel, including property inspections, quotations, quality checks, key collection and return, and operational coordination.
- Company vehicles must be collected from and returned to the company's premises and are not available for personal commuting.
- Willingness to travel to client properties across Sydney as required.

Desirable Experience
- Previous experience in the professional cleaning or property services industry.
- Experience managing mobile cleaning or service teams.
- Experience working with real estate agencies and property managers.
- Experience in staff training, quality inspections and cleaning quotations.

What We Offer
- Permanent full-time employment.
- Competitive salary of $80,000–$90,000 plus superannuation.
- An established business with a stable client base.
- Genuine responsibility for daily administration and operational coordination.
- Direct communication with the business owner.
- A supportive working environment and opportunities to improve business systems.
