Fund Accountant - Commercial Property Fund

Deltine Capital acquires and operates regional motels through the Deltine High Yield Motel Fund. The Fund is in an active growth phase, adding assets through a steady pipeline of acquisitions, each of which brings recent reporting requirements to the group. Through only 18months of trading Deltine Capital has managed to acquire over $100 million in assets.

About the role

We are hiring a Fund Accountant to own financial reporting and controlling activities of both the investment entity and fund manager. A bookkeeping team handles day-to-day processing at the asset level. This role reviews and signs off that work and owns everything above it including consolidation and investment reporting. It reports directly to the CFO, with a clear management path as the portfolio scales.

You own fund accounting end to end: Consolidations, Distributions, NAV and covenant reporting, trustee instructions and the financial content of investor reporting.

Every motel entity's month-end crosses your desk before it is final. Every new acquisition keeps the workload dynamic. Treasury is yours to run.

Key responsibilities

Monthly balance sheet review, ensuring all entity balances are reconciled and verified

Review and sign-off of month-end prepared by the bookkeeping team: accruals and prepayments, fixed asset registers and depreciation, intercompany reconciliations, and employment-related accruals

Consolidation of asset financial statements into the Fund reporting pack

Budget loading and variance reporting in Xero. Support the CFO and COO on periodical budgets for the motels and the Fund

Maintain the three-way forecast (P&L;, balance sheet, cash flow) and capital allowance forecasting

Monthly distribution calculations, including updates to the Fund cash flow model, for CFO and CEO approval

Quarterly NAV reporting and bank covenant reporting

Prepare the financial content of quarterly investor reporting and support the CFO on external queries





Daily cash management across the Fund and motel entities: sufficient operating funds at each motel, surplus cash invested, and transfers between entities

Fund settlements: cash calls, drawdowns and settlement funding in step with the acquisition timetable

About you

Property fund accounting experience, ideally across unlisted trusts or a registered scheme

CA or CPA, with approximately six years' experience in Investment accounting

Working knowledge of consolidations, unit trust distributions and tax component calculations

Hands-on treasury experience: cash forecasting, multi-entity cash management and payment controls

A controller's instinct. You are comfortable reviewing other people's work, and you can tell a reconciled balance sheet from one that only looks reconciled

Xero (financial reporting) and Spotlight (consolidation) experience is an advantage

The motel sector is fragmented, and many independent properties lack scale, resources and expertise. Deltine's approach is active asset management: economies of scale, targeted upgrades and operational improvement across a growing platform. The finance function sits close to the assets, and fund accounting, asset accounting and treasury are handled by a small but fast growing team.

Base salary: $110,000 to $130,000, (dependant on location) plus superannuation

Remote working, with regular meetings in Brisbane

Direct reporting line to the CFO, and working with the COO and CEO
