Are you a hands-on maintenance professional with strong leadership skills and a passion for keeping hotel operations running smoothly?
We are seeking an experienced and motivated Maintenance Manager to oversee the maintenance operations of two hotels — a 220-room hotel and a 64-room boutique property. This is an exciting opportunity for someone who enjoys a varied role, takes pride in maintaining high standards, and understands the importance of creating a safe, comfortable and seamless experience for every guest.
Leading a team of three maintenance team members, you will be responsible for the day-to-day maintenance operations across both properties, ensuring all facilities, equipment and essential services are maintained to a high standard.
About the Role
As Maintenance Manager, you will take ownership of the maintenance function across both hotels, balancing preventative maintenance, reactive repairs, compliance requirements and guest requests. You will work closely with hotel management and operational departments to ensure maintenance issues are addressed efficiently, disruptions are minimised, and both properties remain safe, functional and well presented.
Key Responsibilities
Team Leadership: Lead, manage and support a team of maintenance team members, ensuring workloads are prioritised effectively and tasks are completed to the required standard.
Preventative Maintenance: Develop, implement and maintain preventative maintenance schedules across both properties to minimise breakdowns, extend the life of assets and reduce reactive maintenance.
Essential Services and Compliance: Oversee the maintenance and servicing of essential building services, ensuring inspections, testing, servicing and compliance requirements are completed and appropriately documented.
Guest Requests: Respond promptly to guest maintenance requests, ensuring issues are resolved professionally and efficiently while minimising disruption to the guest experience.
Reactive Maintenance: Coordinate and complete day-to-day repairs across guest rooms, public areas, back-of-house facilities, plant rooms and hotel equipment.
Building and Asset Management: Maintain the overall condition, safety and presentation of both properties, identifying maintenance issues and recommending repairs, improvements and upgrades.
Contractor Management: Coordinate external contractors and service providers, ensuring works are completed safely, on time and within budget.
Budget and Cost Control: Monitor maintenance expenditure, manage resources effectively and identify opportunities to improve efficiency and reduce unnecessary costs.
Communication and Collaboration: Work closely with the General Managers and department leaders to coordinate maintenance priorities, room out-of-order requirements and works that may affect hotel operations.
Safety and Risk Management: Ensure maintenance activities are conducted in accordance with workplace health and safety requirements, risk management procedures and relevant legislation.
About You

Strong knowledge of building maintenance, electrical and mechanical systems, plumbing, HVAC and general repairs.
An understanding of essential services, statutory compliance, inspections and preventative maintenance requirements.
Excellent organisational skills, with the ability to prioritise urgent repairs alongside planned maintenance.
A proactive approach to identifying potential issues before they become major problems.
Strong communication skills and the ability to work collaboratively with hotel management and operational teams.
A customer-focused mindset, understanding that maintenance directly impacts guest satisfaction and hotel performance.
Good computer skills, including the ability to maintain accurate maintenance records, schedules and reports.
A current driver's licence and relevant trade qualifications or technical experience will be highly regarded.
