Based in Doncaster East, this position offers the opportunity to manage a dedicated commercial rent roll, working closely with our Directors to manage and further develop our expanding commercial property portfolio.

This role is ideal for a motivated and organized property professional who enjoys building strong client relationships, managing commercial assets and being part of a progressive and ambitious real estate business.

About The Role

We are looking for an experienced and proactive Commercial Property Manager to oversee the day-to-day management of our commercial rent roll.

Unlike traditional residential property management positions, this role will focus exclusively on commercial properties, allowing you to specialize in commercial asset management and build long-term relationships with commercial landlords and tenants.

Working closely with our Directors, you will be responsible for ensuring the portfolio is managed efficiently, professionally and with a strong focus on client satisfaction and asset performance.

Key responsibilities include:

Managing a portfolio of commercial properties

Maintaining solid relationships with commercial landlords and tenants

Managing commercial leases, renewals, rent reviews and lease negotiations

Monitoring rental payments, arrears and lease compliance

Coordinating maintenance, repairs and contractor works

Managing outgoings, recoveries and annual reconciliations

Conducting regular property inspections and reporting to landlords

Liaising with tenants, owners, contractors and relevant stakeholders

Ensuring compliance with commercial lease obligations and relevant legislation

Working closely with our Directors to support the continued growth of the commercial portfolio

Identifying opportunities to improve processes,



service delivery and portfolio performance

About You

We are seeking someone who takes pride in their work, demonstrates initiative and has a genuine passion for commercial property management.

The ideal candidate will have:

Previous experience in commercial property management, commercial leasing or a related real estate role

A sound understanding of commercial leases, rent reviews, outgoings and landlord/tenant obligations

Strong organizational and time management skills

Excellent verbal, written and interpersonal communication skills

The ability to independently manage a commercial portfolio

A mature, professional and positive "can-do" attitude

Strong attention to detail and problem-solving abilities

A client-focused approach with the ability to build and maintain long-term relationships

A commitment to continuous improvement and career development

The required Victorian real estate registration or licence

A current driver's licence and reliable vehicle

Experience managing a commercial rent roll will be highly regarded. We also welcome applications from property professionals with relevant transferable experience and a strong desire to specialise in commercial property management.
