As Baldwin Living continues to evolve and grow, we are seeking an experienced Non-Executive Director with strong property and/or development experience to join our Board.

This is an opportunity for an accomplished property or development leader to bring their commercial expertise, strategic perspective and governance experience to an organisation with significant property assets, development opportunities and a meaningful purpose.

The chance and commitment

Property is fundamental to Baldwin Living's business and future.

The Board is seeking a director who can provide informed oversight and constructive challenge across the property and development lifecycle - from strategy and feasibility through to investment decisions, planning, development, construction and long-term asset performance.

Working alongside the Chair, fellow Directors and Executive Leadership Team, you will contribute to:

- Baldwin Living's property and development strategy;
- major capital investment and development decisions;
- property acquisition, divestment and investment opportunities;
- development feasibility, business cases and capital allocation;
- development risk, construction and project oversight;
- asset performance and long-term property strategy;
- the organisation's broader growth strategy and financial sustainability;
- Board-level risk, governance and decision-making; and
- ensuring property decisions support both the commercial sustainability of the organisation and the experience of the people and communities Baldwin Living serves.





This is a paid non-executive Board appointment with a manageable and clearly defined time commitment of approximately 5–10 hours per month.

The commitment includes:

- attendance at Board meetings held bi-monthly;
- attendance at Board Sub-Committee meetings held on the alternate bi-monthly cycle, providing focused oversight of Baldwin Living's property and development activities; and
- participation in Board strategy days, together with occasional additional Board or Committee activities as required.

Directors are expected to prepare for meetings, review Board and Committee papers and contribute actively and constructively to discussions and decision-making.

What we're looking for

We are specifically seeking someone with substantial senior-level property and/or development experience.

Your experience could have been gained across retirement living, residential, commercial, mixed-use, institutional or other relevant property sectors.

Importantly, you will bring more than technical property expertise. You will understand how to assess a significant property opportunity from a Board perspective - asking the right questions about strategy, feasibility, funding, risk, return, execution and long-term value.

You will ideally bring

- substantial property and/or development experience at senior executive or Board level;
- experience overseeing significant development projects, property portfolios or capital investments;
- strong commercial and financial acumen;
- an understanding of development feasibility, investment returns, risk and capital allocation;
- experience with planning, construction,



procurement and/or major project delivery;
- strong governance capability and an understanding of the distinction between Board oversight and management;
- AICD (or equivalent) company directors course completion;
- the ability to constructively challenge and support management;
- sound judgement and an ability to consider complex issues from multiple perspectives; and
- a collaborative, collegiate approach to Board decision-making.

Experience in retirement living, aged care, seniors housing, community housing or other sectors involving significant property development would be particularly relevant, although it is not essential. Why Baldwin Living?
