JA Recruitment is assisting an established Canberra real estate agency to find an experienced Property Manager to manage a portfolio of approximately 150 residential properties end-to-end.

You’ll take ownership of a well-established portfolio consisting predominantly of apartments, along with approximately 15 townhouses, with properties located across the ACT.

Working alongside a warm, supportive and experienced team, this role would suit a Property Manager with approximately 2–3 years of experience who is confident managing their own portfolio and is looking for a stable, long-term opportunity within an agency where they can become part of the team.

The role

You’ll manage all aspects of the portfolio, including:

- Maintaining strong relationships with landlords and tenants
- Managing leasing, tenancy applications and tenancy documentation
- Conducting routine, entry and exit inspections
- Coordinating maintenance and following up outstanding repairs
- Managing lease renewals, rent reviews and arrears
- Handling tenancy matters and resolving issues as they arise
- Managing vacates and end-of-tenancy processes
- Maintaining accurate property and tenancy records
- Keeping landlords informed and providing practical advice regarding their properties
- Ensuring the portfolio is managed in accordance with relevant ACT residential tenancy requirements

About you

You’ll ideally have approximately 2–3 years of property management experience and be confident managing a residential portfolio end-to-end.

You’ll also bring

- Current ACT real estate registration/licensing appropriate to the role
- Strong organisation and the ability to manage competing priorities
- Confidence handling maintenance, arrears and tenancy matters
- A professional and approachable manner with landlords and tenants
- Clear communication and consistent follow-through
- The ability to work independently while contributing to a supportive team
- A proactive approach to resolving issues and maintaining service standards
- A genuine interest in finding a reliable, long-term opportunity within your next agency
