About the role:

The Residence Manager is the senior onsite leader for Madison Grand, accountable for the overall operational and commercial performance of the building and the quality of the resident experience. The role brings together property management, leasing, concierge and facilities coordination to deliver a well-run residence, achieve financial and occupancy targets, and protect the long-term value of the asset.

The role combines strategic oversight with visible, hands-on leadership and acts as the primary onsite escalation point for residents, staff and service providers.

Key Responsibilities include:

- Developing and implementing a strategic plan to achieve key performance indicators, including leased occupancy, ancillary income, and tenant satisfaction.
- Acting as a trusted advisor to the institutional landlord,



providing regular updates on the asset's performance and recommendations for growth.
- Lead, mentor, and inspire the onsite Concierge and Property Management teams to deliver a world-class resident experience.
- Drive team performance, ensuring alignment with GQ Residences' core values and service standards.
- Develop and execute a community engagement strategy, including bespoke resident events and lifestyle services.
- Oversee the lease-up campaign and ongoing leasing operations, ensuring targets for rent reviews, renewals, and arrears are met.
- Partner with marketing to develop creative campaigns that attract and retain high-quality tenants.
- Ensure all legal, regulatory, and compliance obligations are met, including VCAT/MCV preparation and attendance where required.
- Prepare and present weekly leasing reports covering occupancy, availability, enquiries, inspections, applications, conversion, leases signed, achieved rents, incentives, renewals, upcoming expiries and actions against targets.
- Prepare and present quarterly financial reports with Finance, covering revenue, operating costs and net operating income against budget, material variances, arrears, updated forecasts, key risks and corrective actions.About you:

To be successful in this role, the ideal person will possess the following attributes and experience:
- A current, valid Agents Representative and Driver's License for Victoria are non-negotiable. Estate Agent Licence is favourable
- A minimum of 5 years' experience working as a Senior Property Manager
- An experienced leader, able to engage and develop a team
- Demonstrate leasing and strong influencing and negotiation capability
- Highly organised, with strong attention to detail and exceptional communication skills
- A collaborative team player who can also work autonomously, taking ownership and accountability
- A vibrant, customer-first personality, dedicated to providing world class customer service
