The opportunity

Reporting to the Commercial Manager, you'll protect SWI's commercial position from contract award through to final account.

You'll work closely with Project Managers and the wider delivery team to make sure SWI is paid in full for the work it delivers, while managing our obligations and exposure under both head contracts and subcontracts.

This is a role for someone who understands that good contract administration isn't just about paperwork.

- Reviewing payment terms, securities and retention requirements
- Capturing commercial commitments and scope changes

- Managing early works approvals and procurement authorisations

- Establishing contract registers and obligation trackers.

Subcontracts & project reporting You'll establish the commercial framework that keeps the project financially under control:

- Execute head contracts and prepare Contract Briefs
- Establish project reporting, including Revenue and Margin Forecasts
- Execute subcontracts and purchase orders
- Verify subcontractor compliance and insurances
- Establish progress claim schedules and cost reporting
- Issue commencement notices and contractual correspondence.

Claims, variations & commercial risk This is where your commercial judgement really matters.

You'll

- Manage head contract and subcontract claims
- Administer variations, notices and EOTs
- Maintain CVR and forecast final cost reporting
- Identify and manage latent conditions
- Manage PC/PS adjustments and disputes
- Work closely with Project Managers through weekly project reviews
- Support monthly commercial reporting to the Commercial Manager.

Close it out properly You'll stay with the project through to the end:

- Finalise claims, final accounts and retention releases
- Close subcontract accounts and contractual obligations
- Reconcile project financials and final margin outcomes
- Archive commercial documentation and capture lessons learned.

What we're looking for You'll ideally bring 5+ years' contracts administration experience in construction subcontracting, with robust capability across:

- Head contracts and subcontract administration
- Variations
- Extensions of time
- Claims
- Final accounts
- Commercial risk
- Cost reporting and forecasting
- Contractual correspondence

- Commercial negotiations and dispute management.

We're looking for someone who is commercially assertive someone who will chase entitlement, challenge a position when required and make sure commercial issues don't simply drift. You’ll need to be disciplined with registers, reporting and forecasting, and comfortable working closely with Project Managers and the Commercial Manager.

Premier experience will be an advantage.

Why SWI?

Work that matters: You'll be working on projects across defence, government, utilities, transport and critical infrastructure projects where commercial discipline genuinely matters.

Real commercial influence: You'll work directly with Project Managers and senior commercial leadership and have genuine input into claims, variations, subcontract strategy, risk and project outcomes.

National growth: SWI has a growing pipeline of work across Australia, giving you exposure to a diverse range of projects, clients and commercial environments.

Less bureaucracy. More ownership.: We're building a high-performing commercial function where good people are trusted to take ownership and get things done.

This role will suit you if...

You're the CA who

- Spots commercial exposure before it becomes a problem
- Can confidently challenge a subcontractor or client
- Understands that a variation isn't just a number — it's a contractual entitlement
- Knows the importance of accurate forecasting
- Keeps the commercial records tight
- Can work alongside PMs without being afraid to challenge them
- Takes ownership from contract award through to final account
- Wants their commercial judgement to actually influence the project.
