The Opportunity

We're looking for an experienced Senior Project Manager to lead the pre-development phase of construction and fit-out projects across Crown's Melbourne, Sydney and Perth properties. Reporting to the EGM Planning and Projects, you'll take projects from first concept through to project approval. You'll manage test fits, scope sheets, Ops Briefs and Project Information Briefs (PIBs) so every project has a clear, well-supported brief and a solid first Rough Order of Magnitude (ROM) estimate before design and delivery start.

This is a hands-on role for someone who likes bringing structure to early-stage projects and working with operational teams, design consultants and cost consultants.

What You'll Do

- Lead pre-development for multiple construction and fit-out projects across Crown's properties, using a consistent and transparent process from concept to approval
- Manage the preparation, review and revision of test fits with design consultants and business units to confirm the space and operational requirements
- Review scope sheets and coordinate Ops Briefs so business requirements, dependencies and constraints are captured accurately before budgets and programmes are developed
- Manage the PIB questionnaire and coordinate stakeholder input to support the first ROM cost estimate
- Run workshops and meetings with business units,



consultants and project sponsors, and identify and escalate gaps, risks or inconsistencies to senior management
- Report on pre-development progress and maintain Crown's pre-development documents, including the Project Lifecycle Tracker, Project Status Tracker, and Development Meeting agendas and minutes

What You'll Bring

- 10+ years' experience in construction across multiple projects, including fit-out, with a Bachelor's degree or higher in architecture, construction, management or a related field (a postgraduate qualification is highly regarded)
- Proven experience managing pre-development activities for multiple complex capital projects, including test fits, scope development and ROM estimation
- Robust technical skills in test fit development, scope definition and early-stage feasibility, and the ability to explain technical issues to a range of audiences
- Experience working with cost consultants and operational stakeholders across Tier 1 to Tier 3 environments, and the confidence to manage many stakeholders at once
- Strong analytical skills to spot gaps, risks and inconsistencies across briefs, scopes and estimates before they become problems
- Proficiency in Primavera P6 and MS Project, plus clear communication and strong coordination skills
