The Portfolio Manager, Commercial Property is a highly accomplished and commercially astute property qualified. This role requires demonstratable expertise in institutional property asset management, robust financial and analytical capability and excellent oral and written communications skills.

The role includes property funds management and responsibility for managing a diverse national commercial property portfolio spanning office, retail, industrial and specialised properties. It undertakes the active asset management of IBA’s unlisted wholesale real estate investment trust (I-REIT) which invests across QLD, WA, NT, NSW and VIC, on behalf of indigenous investors.

Duties include asset management of the properties in the commercial property portfolio, including

the following activities:
Develop and implement detailed asset management plans for each property, including leasing strategies, repositioning initiatives, and value-enhancement opportunities.
Lead capital expenditure planning (short, medium and long term),



including prioritisation aligned to portfolio returns and risk management.
Conduct market rent reviews, lease renewals, and re-leasing strategies based on rigorous market analysis.
Appoint, manage and hold external property managers accountable to defined performance standards.
Lead monthly performance reviews and ensure delivery against agreed KPIs and budgets.
Lead end-to-end project execution, including scoping, procurement, consultant engagement, tendering and delivery.
Prepare high-quality investment reporting and present to internal stakeholders, including the IBAAM Board and I-REIT Investment Committee.
Ensure compliance with relevant legal, contractual and WHS obligations.
Build and maintain robust relationships with internal stakeholders, tenants, service providers and industry participants.
Other duties as required.

Willingness and ability to undertake regional and remote travel, including overnight absences as required.
