Lead an onsite team, shape the resident experience and drive the commercial performance of a premium residential community.

This role brings together residential property management, people leadership and financial accountability. You will take responsibility for the day-to-day operation of the community while keeping a explicit focus on rental income, occupancy, retention and operating costs.

The role

- Lead and develop the onsite team, setting clear expectations across service, performance and compliance.
- Prepare and manage income and expenditure budgets, review monthly results and maintain accurate forecasts.
- Work closely with leasing colleagues on pricing, market activity and occupancy to maximise rental returns and minimise vacancy.
- Build a community residents want to stay in, through responsive service, well-managed homes and meaningful engagement.
- Oversee tenancy matters, arrears, complaints and escalations, ensuring compliance with residential tenancy legislation.
- Work with technical services and contractors to maintain presentation, safety and service standards.
- Provide clear reporting on performance, risks and priorities, and deliver the agreed business plan for the property.

About you





You will bring strong exposure to the residential sector, with at least five years’ relevant property or asset management experience and a track record of leading people.

Your background could include Senior Property Management, Build to Rent, residential property management or a broader residential operations role with responsibility for teams, budgets and property performance.

- Practical knowledge of residential tenancy management, legislation and the resident journey.
- Experience preparing budgets, monitoring expenditure and forecasting income and costs, including an understanding of accrual-based reporting.
- Commercial judgement around leasing, rental pricing, vacancy and retention.
- The ability to lead a team, resolve complex resident matters and build productive stakeholder relationships.
- Strong analytical and report-writing skills.
- An appropriate real estate qualification or registration for the role.
