Business Development Manager – NSW / QLD
Find the right work. Build the right relationships. Bring the right opportunities to SWI. The best projects aren't won when the RFQ lands. They're won much earlier.
At SWI Fencing, we're looking for a Business Development Manager to build and grow our project pipeline across Australia.
This is a role for someone who knows how to identify opportunities early, understands who really influences a project, and can build the relationships that put SWI in the conversation before the tender hits the inbox.
You'll be the front end of SWI's pipeline finding the right projects, qualifying the opportunity, building the relationships and bringing qualified work through to RFQ.
What does that actually mean?
You won't simply be chasing leads. You'll be asking:
Is this actually a project we should pursue?
Is it funded?
How is it being procured?
Who is making the decisions?
What does the client actually need?
Does it align with what SWI can deliver?
And what is our realistic chance of winning it?
You’ll identify target projects and market opportunities, assess the procurement pathway, programme and scope, understand the competitive landscape and determine whether an prospect is strategically aligned with SWI's delivery capability.
You'll build relationships before the tender
The strongest BDMs don't wait for an opportunity to become public.
You'll build and maintain relationships with:
- Head Contractors
- Consultants
- Industry contacts
- Key project stakeholders
You’ll position SWI's capability and value proposition, establish relationships early and stay engaged as opportunities develop through the pipeline.
Your network matters.
But so does your ability to turn that network into real, qualified opportunities.
From opportunity to RFQ. When an opportunity gets closer to market, you’ll make sure SWI is ready.
You'll:
Receive and review RFQs from Head Contractors
Engage with all relevant tendering Head Contractors
Coordinate mandatory site inspections with the relevant teams
Confirm tender timelines and deliverables
Identify the key drivers, risks and constraints
Hand the opportunity across to Client Relations and Preconstruction with the full picture. Claude BD PDs
The handover matters.
The Preconstruction team shouldn't have to start from scratch.
They should understand why the project matters, what the client wants, who we're dealing with, what the risks are and what could influence the outcome.
What we're looking for
You’ll likely come from a business development or sales background in fencing, civil, construction or related infrastructure sectors.
You'll bring:
- A strong existing network of Head Contractors, consultants and industry contacts
- The ability to identify and qualify opportunities early
- Commercial awareness and the ability to understand project drivers
- The ability to assess funding, procurement routes and programme
- An understanding of who really makes the decision
- Confidence representing SWI with senior client-side stakeholders
- The ability to build genuine, long-term industry relationships
- Strong discipline around CRM and pipeline management.
We're not looking for a traditional salesperson. We're looking for someone who understands construction and infrastructure.
Someone who can have a conversation with a Head Contractor or consultant and quickly understand:
What are you building?
Why are you building it?
Who is delivering it?
How will it be procured?
When is it happening?
Where does SWI fit?
You need to be comfortable operating at the relationship level while still being disciplined enough to keep the pipeline accurate and the opportunities properly qualified.

You’ll have the opportunity to influence the pipeline from the very beginning identifying the projects SWI should pursue and building the relationships that can ultimately turn those opportunities into work.
You’ll work closely with Client Relations and Preconstruction, ensuring opportunities move smoothly from business development into the tender process.
