Sunshine Coast Regional
Milona is a design-led property development group. Founded by Christian, Milona operates with a developer's mindset and a designer's eye — we don't talk about what we're going to do, we deliver it. Active projects span luxury beachfront residences to multi-residential developments. Milona is scaling, and we are looking for people who want to build something real.
We are looking for a Development Manager to take ownership of the full development lifecycle across our active and pipeline projects. You will work directly alongside the Director to manage everything from site acquisition and feasibility through to DA, consultant coordination, and project delivery. This is a hands‑on leadership role with genuine influence over the projects we deliver and how we deliver them.
- Lead feasibility analysis, due diligence, and site assessment for prospective development opportunities across the Sunshine Coast and South East Queensland
- Manage the development approval process from pre-lodgement through to DA, including council liaison, consultant coordination, and statutory compliance
- Coordinate and manage relationships with architects, engineers, town planners, surveyors, lawyers, and other project consultants
- Prepare and manage project budgets, cash flows, and development programs from inception to completion
- Drive value management across projects to optimise commercial outcomes without compromising design intent
- Manage reporting and compliance requirements for funding partners and investors
- Monitor project milestones, risk, and program across concurrent developments at various stages
- Work closely with the construction team to ensure seamless transitions from development approval to build phase
- Contribute to pipeline strategy, site identification, and the ongoing growth of Milona's project portfolio
- Minimum 5 years' experience in property development, ideally with exposure to medium-density and luxury residential projects
- Solid working knowledge of the Queensland planning framework, local government processes, and development approval pathways
- Proven ability to manage consultant teams, council negotiations, and complex stakeholder relationships
- Commercial acumen — comfortable with feasibility modelling, project budgeting, and investor reporting
- Tertiary qualifications in Property, Construction Management, Urban Planning, or a related discipline
- Self-directed and comfortable operating with autonomy and pace
- Aligned with a company that uses technology and AI tools to remove the mundane and let you focus on what matters — the work itself
- South East Queensland market knowledge is highly regarded but not essential
