About the Role:
This is a highly unique portfolio, with a blend of high value, complex industrial and premium office locations, ready for a hands-on, and creative commercial property professional. The role supports the EBOS Group's Australian and Current Zealand property footprint of over 130 properties.
Working with the Head of Property, you'll deliver commercially sound leasing, property and project outcomes across a challenging and diverse mix of industrial, commercial and office facilities. No day will be the same, but your role will have a significant leasing-focused, covering renewals, rent reviews, options, terminations, make-good negotiations and related transactions. You'll work with business units, landlords, agents, consultants and legal advisers to shape innovative and practical leasing strategies and support operational needs. You'll also support property projects, including fit-outs, relocations, sale and leaseback activity, solar projects and longer-term portfolio rationalisation work.
Key responsibilities
- Manage lease renewals, rent reviews, options, terminations, new leases and make-good negotiations
- Partner with business units to understand site requirements and shape commercially practical property solutions. Advise and consult to land win-win outcomes.
- Work with landlords, agents, consultants and legal advisers to progress property transactions
- Support property exits, relocations, fit-outs, refurbishments and portfolio rationalisation initiatives
- Manage and co-ordinate property programs of work, from simple projects in office fit outs, to larger programs in concert with the Head of Property and Sustainability.
- Maintain accurate property, lease,
occupancy and utilities information to support reporting and decision-making
About you
- You will possess substantial experience across commercial or industrial property, ideally supporting a multi-site portfolio. Industrial experience will really provide you with advantage, some experience working with facilities with substantial automation, temperature control, and clean industrial settings will be highly valued.
- Tenant-side experience highly regarded, though strong agency or landlord-side experience will also be considered, we need a creative thinking property manager who understands how to analyse property options and use data to make decisions.
- Strong leasing knowledge, including lease review, negotiation, renewals, rent reviews and make-good obligations
- Commercial acumen and confidence working with property costs, market data and transaction options
- Sound understanding of property and contract law
- Strong stakeholder management skills across business leaders, landlords, agents and advisers
- Project coordination capability and high attention to detail
- Full, unrestricted working rights in Australia
